A few more notes from the Broad/Washington meeting this evening.

Architect - Beyer, Blinder, Belle

Podium will have 210,000 sqf of retail with a supermarket and a big box retailer
- Targeting a restaurant to front broad street
- Supermarket entrance mid-block on Washington (Bart ruled out Wegmans)
- Corner entrance on Broad/Washington for a 3rd floor big box
- Mentioned a bike store, fitness, movie theater...
- Trying to give a unique look and feel to all of the smaller box retailers via signage, setbacks, bump outs, etc.
- 710 parking spaces in the podium, with several dedicated to the 3rd floor retail
- Parking entrances on Christian and on 13th
- Potential for an "art wall" on Broad to tie in with entrance to Avenue of the Arts

2 residential towers - ~33 floors
- Each tower will house somewhere between 500-800 units based on the market, and will be majority 1-bedroom units.
- L-shaped at the corner of Christian and Broad (Phase 1)
- L-shaped at the corner of Washington and 13th (Phase 2)
- Amenities on the roof of the podium will be for resident use and will include a pool, walking track, dog park, at least.
- Renderings at this point are not final, but he mentioned this is about the 12th iteration and the massing they expect to see.

and as someone who more recently moved back from the burbs I appreciate Wegmans as well. Think could coexist well with the Italian market, plus a decent six pack store - miss hawthornes

I think Wegmans might even complement the Italian Market. Wegmans will get shoppers to Washington Avenue who might not regularly venture into the market. It might actually help bring some of the market's heart back, get some business in to replace the nicknack shops.

Nice proposal. I think the best supermarket chain that could compliment the Italian Market would be Trader Joe's because they have a really nice dry goods section. Behind that, I'd say any of the ordinary super markets. Wegmans has a really large and nice selection of meats, fish, cheeses, and produce (although the latter is usually expensive). Why would someone go to Wegmans and then the Italian Market when Wegmans has it all?

Thanks for all the Broad/Washington updates!

I forgot that meeting was last night - nice coverage.

Blatstein said, a start date "on or around June 2015." Hope so.

Also, the casino #2 decision is going down this afternoon.

crane is up for the 11 story addition to 1900 arch.

The broad and washington project looks very good, lets hope it becomes reality.

One other thing on the Broad and Washington project - He did mention some form of artistic lighting on Broad as sort of the gateway to the Ave of the Arts

Any word on whether the Broad and Washington project is going to go up all at once or in stages?

Because if the latter, I worry those towers will never be.

Right...
So the first phase/tower... will be the NW corner at Broad and Carpenter. There's no way he just builds the 4 story retail component??

Then the second phase/tower.

As always, the market will determine.

I asked specifically last night that basic question. He sort of side-stepped the retail vs residential portion but did say the residential would be phased. NW corner first and the second tower once the rentals stabilized whatever that means. He also apparently owns the lot on the other side of 12th directly across from this on Washington and said is a safety space in case additional parking is needed. Hope that lot does not end up a dirt lot for years like the No Libs one

Looks like the first phase would include the entire 4 story retail podium, plus the first tower facing Broad. Second phase would include the second tower at 13th and Washington.

If he ends up just building one of the towers, I guess that would still be worth it for me.

But if we just end up with the retail (what happened to the movie theater, btw?) well that'll just be Blatstein being Blatstein...

Another set of ugly rectangular box towers.

Philadelphia: Pushing Architecture Forward

I live a few blocks from here in GHo, and will undoubtedly use the retail portion of this project, but I have to question the feasibility of that much residential in a completely undesirable residential location.

not sure I totally agree it is undesirable - honestly Broad is moving this way and this in and of itself would bring additional stuff likely as an offshoot

this from someone who lives only two blocks from here in Bella Vista

do mostly agree on the bland aspect though
