Correct, it's about a half mile, and it's also on the other side of the highway. The Desert Schools Building is over at 48th St. I'm not aware of any current development going on at 48th St.

Yea, I didn't expect much higher, but given that so many lots are slated for the Biomedical Campus, it would've been nice to have these properties at the 10-12 range you mentioned. That would create a nice step-down to the 8 and 7 stories of Roosevelt Pointe. Ideally, I don't think anything directly on Roosevelt (aside from the intersection of 3rd St and Roosevelt - a decent mixed use office building there in place of the old Scientology HQ would be perfect) needs to be higher than 5 stories or so, but the surrounding land needs to be as densely developed as Portland on the Park for that to work out.

This was approved a while back; but, only one perspective was shown in the articles. I was impressed with what they've shown here, and I think it's a definite win over the 1-story SoRo Galleries it will be replacing due to the 10 live/work units. It's just too bad it couldn't take up more of the surrounding land and fully connect Roosevelt Pointe to Skyline. As mentioned, December is the goal for demolition.

You are correct on the distance. I was referring more from from 44th to 48th.

Speaking of this, I live about 1/2 mile away from the Desert Schools building. I did see some pre-site activity on the Southwest corner of 48th and Van Buren just North of the Desert School building earlier this year and at about the same exact time, the for sale sign on the old dilapidated gray apartment on the lot West was taken down. I'm wondering if those 2 properties were purchased together for a future project? I'm hoping for something to get announced on that site. It's such a big empty lot and the old apartments are a complete eyesore.

Construction is progressing. Right now, work is being done on the new double wide sidewalks on the north side outside Carly's and Songbird. It's hard to say how the final result will look, though. The new trees still have to go in, and the road has to be restriped with bike lanes.

According to photos, will the trees be placed in the dirt plot between the two cement walkways?

So it goes (Street--small sidewalk--narrow dirt plot--wide sidewalk--shops)

I believe that's the case for the north side of the street; because of the power lines, I think the plan was to have boxed trees planted on the south side. Things may have changed, however.

It really seems like the entire project is based around the very few restaurants that are open along Roosevelt being able to accomodate outside dining. Most pedestrians will probably use one of the pieces of sidewalk, which will make the larger section seem incredibly large and ghost-like a majority of the way. Such a shame the pro-parallel parking group couldn't win this one, but anything has to be an improvement aesthetically over what's there now... right?

I was hoping there was going to be shade trees along the south-side.

Well it will be nice to have patios and such open onto Roosevelt and add to the vibrancy. I like the patios around 1st street and Fillmore with the trees and curb-parking. Very urbanesque. But you're right with the street side parking, a shame but I think it's made up for with the bike lanes going to be added, right? And I thought the street side parking would be put on the south-side?

The problem is that there isn't a cluster of dining establishments like there are on 1st/Fillmore along Roosevelt. Most of the street is filled with galleries and indoor establishments. If it encourages more cafes and restaurants, great - I think that Roosevelt is desperately in need of more; but, 20' sidewalks for Carly's won't add nearly the same vibe as that intersection. That intersection also doesn't have 20' sidewalks and does just fine with both dining and parking.

The bike lanes will certainly help, but both pedestrians and bikers feel safer with the parking buffer. And, the chance of someone seeing something attractive and pulling over to window shop is greatly reduced - kind of making the sidewalks useless.

There will be limited parking on the south side. I think it will be setup like 1st Street, where there are pockets/cutouts in certain areas.

Maybe somehow, someway, decent initial numbers at Portland on the Park will reinvigorate Union on Roosevelt. To start to tie the whole Roosevelt Street/Northern Downtown area together, I think Union is the most important development and one I'm looking forward to the most. There are quite a few empty lots left, but that one is so highly visible at a very important junction (right next to Roosevelt LR Station, at the edge of the best preserved historic stretch of street in Phoenix) that having a new development there in place of a dirt lot is so critical.

Any here-say or rumors or update at all on Union (I think Westbev was putting out little tidbits)?

You are correct. Unfortunately, private business owners made a land grab of public land (the right of way) to give themselves patios. I love patio dining, but with a few alterations Carly's could have had a patio on the west side of their building, so that portion of the super wide sidewalk was unnecessary. SongBird didn't even want a patio, but their landlord did.

Yes it will be an improvement over what was there, but so what? That's a very meager feet indeed.
