Updated rendering for the apartments at 701 Sherman. Not sure how I feel about this latest design. Looks like they added a parking podium and took away a lot of brick.

Updated rendering for the apartment and town homes as 25th and Welton. I really like how the project is shaping up.

I love the new "brownstone" look of the development on 25th and Welton, but why do they not include the 5 stair walk-up? I hate having a front door open right to the sidewalk on Welton street.

Yeah just give us five more years and we will have skyscrapers sufficient to make us a great 2nd tier city.

Hahaha! I think you had a few to many pancakes this morning. We're nowhere near approaching second tier. Still, there's nothing wrong with where we're at and where we're headed despite the need for more condos.

To extent that defining our "tier" relates to the investment community's opinion of our fair city, Denver is decidedly second tier. Traditionally, the sexy six are considered the nation's top investment markets: New York, Boston, San Francisco, Washington DC, Los Angeles and Seattle. Denver is the seventh. Yes, there are other very hot markets: The Texans, Atlanta, Miami, San Diego. But, Denver is considered, by everyone I have talked to, to have the most balanced economy and the longest-term strengths.

Here's a primer from the multi-family perspective:

This is a very prominent corner for Five Points neighborhood. I'll be anxious to see the rendering as it will help to mend the scars of Welton street.

Weird, it was working just about 15 minutes ago when I tried it.
