The One is supposed to have a small public park/green space at 1st and Manitoba. There are a few cylindrical pyramid things (you can see the point of one sticking out on Jebby's last photo - bottom right corner) that I didn't see in the rendering. Any idea what these are? "Art"?

Unless global warming has suddenly accelerated I don't think 2nd ave is "true waterfront" either.
I used to live on Strathcona road in Deep Cove, on the waterfront side, and still wouldn't call that true waterfront since there was another house behind.

It's just 1 km to the downtown boundary from that site. It's not unreasonable that a driver could cover that in less than a minute. Even on a bike you could probably come very close to that time.

Sure, but talking about seconds is still marketing BS. "5 minutes to Downtown" would be more truthful and would still mean a very central location. "Seconds to Downtown" means that they are trying to market this as being in Downtown even though it is not.

Marketing is marketing, they will always present things in the best possible light. That said, I do not think the "seconds to downtown" is technically wrong, when you can be across the Cambie bridge in under a minute. That's downtown.
I think the problem here is nobody thinks of travel in seconds, it's minutes or hours. I live across the street from the seawall but I don't think of how many seconds it is to get there.
Either the marketing was not well thought out, or any publicity is good publicity because we're all talking about it.
Given I have been let down by countless Company promises, I no longer take anyone's advertisements literal. Even if they state 110% satisfaction guaranteed, I assume there is an asterisk or some technicality and that my situation (and everyone else's) will always miraculously fall into that exception. It may peak my interest at best and to perform additional research on my own.
I take the phrase with a grain of salt and interpret it meaning that it is close to downtown. Everyone's definition of close is different though. If I absolutely had to live downtown or be literally seconds (ie less than one minute) to it, I wouldn't rely on a banner ad to make a $400k+ plus decision for me.
I do have to say that the first phase of West is looking very nice. I can't wait until the entire block is completed and the finishing touches are done to the block. No more telephone poles or ugly alley to go through.
If I'm not mistaken the column covered in "bark" is the public art component of the building. I believe the budget only allowed to apply the treatment to one column.
