I was driving along state and 8800 south and figured I would drive around Sandy's old town area. After driving around I feel Sandy City really dropped the ball on the best location for their downtown. I know that in the 90s the area they are in was cheap open space and right next to the freeway, but 25 years later it hasn't really proven to be much of a downtown. Now if they had used the old town area with a well established grid, access to State and some business and retail already fronting the street it would have been a much more walkable and friendly downtown than what they happen to have now. Not only that but now with TRAX Sandy could have set up 2-3 stops in the area. The drive from 106 and 90th isn't that bad to that area and really isn't any longer of a drive than getting off I-15 to downtown SLC.

Dropping the ball is sort of Sandy's thing. They're like the poster-city of bad policies and planning.

I've been following Sandy's development for YEARS and have always hold out hope that the city would live up to it's hype of being "the new downtown" but sadly, Sandy so far, has fail that objective. There focus needs to be around City Hall were the city has SOME streets that goes north,south,east and west and try to develop more mix use office,housing and retail that are up to the street. They need to redevelop those Office park looking buildings and the crazy ass curvy streets. I do like the green space grass area ( what ever it's called ) The city just needs to develop hosing up and down those streets ( behind the Target ) all facing the green space.

This is an idea I had a while back but I'll post it again. I think Row House/Town home/Brownstones would be a great addition, (in yellow) with a demolition and a rebuild of the south end retail with highrise apartments or condos, 10-15 stories (orange), with retail again on the ground floor. This would add some much needed residential vibrancy to "downtown" Sandy.



As for the new Civic Center Station development hoopla, unless they somehow connect the housing to access the Trax station across the gigantic empty parking lot, it's once again simply Transit adjacent, IMO. Hopefully when all phases are done it will have a seamless and logical connection to the Trax platform. I have only seen the development from the Trax lot and haven't seen the full plans, so hopefully I will be pleasantly surprised.

Sandy is basically that suburb that wishes it was a major city but seems to have no clue what an actual city center looks like.

Why because they're both round, and have some landscaping in the middle? Those are the only similarity, IMO.

I was out in the West Valley City area today and figured that since I was out I would stop by and see how Fairbourne Station was coming along. I must not have realized how long it's been since I've been out there, but to my surprise they were completely finishes and open.

The exterior is a nice combination of 3 finish materials, brick, stucco and hardiboard. So while there is some stucco, it's only one piece of the overall puzzle. I was really impressed with the finish materials in the units as well as how many amenities it has, it truly is one of a kind on WVC. Slate counter tops, wood plank flooring (tile or pre-fab form) but overall very nice. The halls are a bit odd though, they are a finished rough textured concrete. I am assuming that is the case so it reduces the carpet staining that can be a problem in a development that large.

As far as amenities go, there are at least 6 outdoor gas bbq's, two large patio areas that some of the 2nd floor interior units walk right out onto. Both connecting to the lower pool area. Fire pits, planter boxes, year round outdoor swimming pool and hot tub, yes the pool is year round. A "sports lounge" with big screens and big comfy leather couches; a business center with desks, computers and a conference room; a community room, with a sink, refrigerator, snack bar seating, couches, pool table, a small little reading room/library area as well a fitness room with a decent amount of cardio equipment and a multi-stack weight machine.

Overall I was very impressed. It also appears that the city is slowly tearing down more old housing on the west end. I believe in the not so distant past the very western street of "Fairbourne" still had some old duplexes on it, those are now gone. I may have missed this in the past, but the Residences at Fairbourne Station were built, and are owned by Ivory.

I think with the addition of a few more modern, multi-family residential developments, Fairbourne Station will be a very nice TOD neighborhood and a huge plus for WVC. There is a parcel directly east of Embassy Suites on Market and 3500 S that would be an ideal location for a taller residential development. I also won't be surprised if the Toys-R-Us and Staples that sits to the north of the City offices are torn down and redeveloped in the next 5 years.

FM, I was going to go by there today myself. I do wonder how long it will be before that Toys R Us/Staples building is out of the way--some great development opportunities in that area from 2700 West to the Embassy Suites.

I know that this "office park" development is natural, especially for a place with so much available land, and with the population boom out in south valley, but just imagine ONE building downtown with 720,000 Sq. ft.
To compare, 222 Main has 444,000 Sq. Ft., So with the same footprint, that would be a 40 story highrise. Ah well. Every place else is doing it.

We're going to have office parks develop anyways around the metro. Better to have one or two taller buildings with a parking garage next to Trax or Frontrunner station vs having 6 or 7 3-4 story buildings in the middle of a sea of parking lots miles away from any stations.

I second this. However. I would have loved to have seen or see something like this built across the intermodal hub downtown
