Construction fencing up

You can still see down into the site from 30th street however through a little break between the fencing and the parking garage.

Madison was recently awarded a contract for the FMC Tower located at Cira Centre South in Philadelphia. The 861,000-square-foot building is expected to be completed by mid-2016. Features include 622,000 square feet of office space, 229,000 square feet dedicated to 268 apartments and executive suites, and 10,000 square feet of retail space. Madison’s contract includes the foundations, concrete elevator core and slabs for the office tower portion of the project. At the top of the office tower, Madison will construct a 22-story cast-in-place concrete apartment building.

This is very interesting. Not many office/residential buildings exist in Philly so the way this will be built is going to be unique since its almost like two separate buildings stacked vertically. What are the exact reasons for using steel for office but concrete for residential towers?

with concrete flat plate construction, it is economical to build with low floor to floor heights, as in residential construction (aound 11-12 feet fl-fl.). steel is better for higher floor to floor heights, which you would have in office buildings (14-16 feet or more.) flat plate allows you to build with lower floor to floor heights because the structural members can be shallower, so less room is needed between floors. Since steel requires deeper beams, more room is needed for them between floors. You might as well use them where you need higher floor heights, and since steel frames are constructed pretty quickly, it is economical for that purpose.

Does it normally take so long to install caissons? It seems like they could have drilled the entire site by now.

^ I was thinking the same thing a month ago it seemed like they had the same amount of caissons installed. Maybe it really does take this long, or maybe they are waiting for big brother to rise in center city.

Caisson installation is governed by how far down you have to go till you hit bedrock (among other things). Since this building is a full-size skyscraper being built on the floodplain (i.e. bedrock is a loooong way down) you're looking at quite a while to drill the caissons.

It took about half a year IIRC to drill all of Evo's caissons and that building rests on a far smaller site. Expect them to be at it for quite a while.
