Yeah, it's pretty easy to get a pending sale, the contract scared us off from the one we looked in another development.

Pending or not, close to 50% sold on preview weekend for those two large lowrise/midrise projects is impressive. It's not like both neighbourhoods were deprived of sales launches before this. Looking forward to the next set of projects and watching both Bridgeland/Kensington evolve over the next few years.

Compared to what I'm in now the street noise and c-train noise should actually be less. look out onto 12th Ave and Macleod, and I'm probably closer to the C-train now than I will be in Kensington, although it does drop underground jsut when it gets near. The biggest problem I have with street noise comes from people anyways.

As far as a start date, I can't say I asked, but I am dropping into the sales center again this weekend so I'll make a point to ask. I feel like they might want to finish off Ven before they start on the Kensington but thats just a guess.

Condominium sales in Calgary last month climbed nearly 12 per cent from the same period last year. Ann-Marie Lurie, the Calgary Real Estate Board’s chief economist credits the city’s strong economy and fewer, lower-priced single-family homes, for the continued demand. Year-to-date condo sales were up 21 per cent over last year. Prices were also higher – more than 9 percent to an average $298 thousand dollars. The single-family benchmark price topped $512,800 in September with sales up 7 per cent from last year. Real Estate Board President Bill Kirk says “while overall supply levels have improved, the condominium townhouse sector continues to reflect the tightest market conditions in Calgary.” He adds, that while the housing market throughout the spring favoured the seller, a more balanced market now is easing some of the upward pressure on prices which are leveling off. Year-over-year, however, gains are still in the double-digit range

^Not bad, how's the transit access to downtown though?

Got an update that mentioned The Kensington is starting construction in a few weeks after an extremely successful sales launch. Should get going right around the same time as Lido.

Transit is crap there, but it would not be a bad place to live for someone who works at Rockyview, MRU, or anywhere south of Glenmore. Nice bike paths there.

Maybe I just spend too much time in the US, in fact I know I do. But "in a vibrant up-and-coming neighborhood" sounds like something you would read in an ad for an apartment somewhere you're just about guaranteed to be robbed.

yup.

I can't think of a neighbourhood anywhere (not in the US... MAYBE the harbourfront in TO, but not as dramatic) that is currently going through as complete and dramatic a transition. There are plenty of "up and coming" neighbourhoods (and we all know what that means), but few if any look to be as successful as EV.

EV is not just a dangerous, poor neighbourhood being gentrified. It's one of the worst, most run-down, most hopeless, most lifeless neighbourhoods in Calgary with the ambition of being the centrepiece for the entire city, and all markers indicate that they might just pull it off! Even without a single new resident yet, it already feels completely different from 5-10 years ago. The market could tank tomorrow, and we would still get a thousand residents, a stunning library, the NMC, the Bow, the bike and ped infrastructure, two new bridges, and a beautiful new park. The phrase "up and coming", usually applied with excessive optimism, does not do it justice. The reality is that EV is already a success.

It was cheap. Like, 50$? I remember that quite vividly and I think it's done like that because it's mixed-use.

Either that or the concept was explained to me completely wrong.

Wonder how sales are doing at Verve? I was shocked to find out their recent-ish release was over 100 units. They held onto those for this long? Initial launch was over a year ago.

I think it's okay. They told me one side of the quadrant got bought out upon VIP release. Mostly to investors.

University City has now sold a phenomenal 695 units. Building 4 (green) is 90% sold.

Kesik thinks the window systems on glass condos can only really last 10 years. I am sure it won't be as bad as he says, but if I lived in one without a reserve fund to replace the envelope every 30-40 years, I would be worried. I bet a lot of those towers in Toronto have tiny reserve funds compared to their future needs.

Yes - it certainly is receiving a lot more attention in Toronto. The question for us is, learn from their experience, or ignore it?
