Since this IS a construction forum, does anyone think the presence of the Lighthouse downtown impact building activity downtown?? Or has it no impact at all??
I don't see it impacting construction, although I might question building luxury condos or something like that right next door. Beavis might have some legitimate issues, I genuinely don't know, but I think he expressed them in a very non-constructive way. I'm not sure if a good solution, as some propose, is to move these kind of social services to industrial and marginal areas. It is important also for the people in the lighthouse to be integrated into the community. I have noticed a lot of begging in front of the Galaxy as of late, which I think might be linked to the Lighthouse.

The Gentrification of Riversdale

Lighthouse:
Every major city has people on the streets, begging and other wise.
I commend the city for not pushing these people to a different area of the city or further outside where you need a car to get anywhere, when these people clearly do not. I have never personally been hassled more than the asking for spare change.

-

But on the topic, there is a great editorial piece on Riversdale.
specifically the Gentrification of it:

Gentrification - verb
the process of renewal and rebuilding accompanying the influx of middle-class or affluent people into deteriorating areas that often displaces poorer residents

A highly recommended read for more insight into the Changing 'face' of riversdale

I have to say I do commend Winston owner for expressing a controversial opion, whether it is one I share or not. I think it brings good discussion to perhaps an area that the city could be doing more to address. My wife works downtown and avoids at all costs walking in front of Lighthouse as she has been harrassed and feels threatened in the past. I don't necessarily think it should be moved, but would like to see more "programs" in place to assist these people and perhaps lessen the negative connotation and experience other residents can experience there. I think staff at the lighthouse perhaps need more assitance in 'curbing' the street activity in front of their building.

Since this IS a construction forum, does anyone think the presence of the Lighthouse downtown impact building activity downtown?? Or has it no impact at all??
Didn't seem to slow down Cineplex Odeon from developing retail commercial property directly across the street, whose patrons use the same sidewalks and crossings. So I think it is very minimal impact - atleast to the large corporate presence that probably views a few undesirables as a trivial detail.

There's also a pub in said development, one that many ex-Winston's customers will frequent I am sure.

RE: "I have noticed a lot of begging in front of the Galaxy as of late, which I think might be linked to the Lighthouse."

I would be more keen to connect the begging to the busy nature of the movie theatre than the actual structure housing (or not) these beggars.

Downtown

Funny how things go around in a circle. Years ago, the Capri, Queens, Windsor and a few other smaller bars were within one block of 2nd and 20th. Different times different problems. Then the hookers worked at 3rd and 20th and along to 2nd. Let's not forget the days of Jacks and the Afour with all the problems on 2nd Ave at closing time. Today it's all the smaller bars with pretty people. The Senator must remember the problems with the drug dealers going out their back door into the parking lot to do deals.
Times change as do people. I refered to pretty people, but there are also people who find life hard and sit on the streets to beg. Because a person may not look as nice as another does not make them bad. It's not the street people who have sat in the bar spending lots of money on drinks and drugs who start fights at closing time or act like five year olds yelling and horsing around on the street.
The people who are eyesores on the street are quite often friendly and quiet people who have a life style most people will never understand. Don't judge people by their looks!

Very cool!
That corner will be a nice welcome to Broadway.
I sure hope they get retail on the bottom level but seems like the choice is open to whoever leases it (design as well, I personally prefer the 2nd darker design.), I would hope the Broadway BID chips in to make at least a chunk retail.

-

Speaking of which, with Lydia's long closed...is Broadway not eligible for another bar to open up on Broadway to meet the cap again?
Curious to find out what will happen with that old beautiful building, but I can't see anyone sinking the crazy amounts of time and money to save that building from demolition. ...Achs where are you? hahah

Good find. I'd been wondering what will happen to that space once the lawyers move to 612 Main. Now we know. Sort of.

Nice to see. I figured a refresh of the building would be coming soon with it becoming vacant.

I really hope that the ground floor can be returned to retail. This building along with the new leasable ground floor space in 612 Main Street (which is looking great with its high ceilings), there's an opportunity for a considerable addition of retailers on Broadway. The district needs a shot in the arm in my opinion. It's obviously as successful as ever, but Downtown and Riversdale have been stealing Broadway's thunder as of late.

Fingers crossed that the Farnam Block survives this. I wonder if Ken Achs showed any interest in the building and backed off due to its condition (he lost big $$$ renovating the King George). Given what he just did to the Modern Press building though, maybe we don't want him on this restoration. Hah.

It would be nice if Chris Le Fevre stepped in on this one. Heritage restoration was where he got his start in Vancouver's Gastown.

This pic is on the Saskatoon Homepage today.

I am curious as to its origin since it appears someone has moved the RUH grounds and transplanted an older neighbourhood on campus. What am I missing here?

That would be a view from Luther Tower in Varsity View.

I would say option 2 would be a step back. Option 1 is at least forward.

The city is taking submissions on the future of 8th, 33rd and 22nd as part of its 'Moving Forward' initiative. There is an open house on Nov. 26th on the plan, it would be a good idea for members of this forum to show up and advance some urbanist ideas. I'm planning on going.

It would certainly be nice to get a strong contingent from the forum going. I know I will certainly be there.

Probably a Photoshop hack job. A couple of years ago I caught them using several of my photos without crediting me. I gave them the choice of crediting me or taking them down and they chose the latter. They never once apologized, either.

Nah, the layout is not Photoshopped, even though it looks like it was taken with a potato. University Bridge has a significant northward jog. If it continued College's line it would join at 23rd, not 25th. You can see the President's residence where it should be, on the right hand side.

I hate unauthorised use of photos. I'll easily give permission if asked but if people go ahead and I find out, it's always a strict no.

The blue and black facade on the existing Galaxy Theatre is being stripped away, which I assume is part of the rebranding to become a Scotiabank Theatre. I truely hope it is a higher quality and more tasteful finish that the building will receive.

I'm sure it will be. Scotiabank Theatres are Cineplex's top-of-the-line theatres whereas the Galaxy brand is meant to serve medium-sized communities. Scotiabanks are the ones you find downtown in Montreal and Toronto, so I'm sure it'll look great.

Course, it would look even better if they got River Centre II off the ground.
