they started dismantling the existing building, along with SOHO to the right and finalizing Domicile's Hom across, this area is very active right now

The most notable transaction was the sale of 101 Champagne Avenue South by the Ottawa Humane Society to Ashcroft Homes for $3,200,000 or $90/sf of site area. The purchaser of the property intends to develop the property with a 25-storey, 132 unit & a 22-storey 120 unit high rise condominium apartment building with 275 on-site parking spaces

Updated application. New orientation (1 east side of the lot, one west side of the lot as opposed to 1 North, 1 South), only 1 tower (East side on O-Train line) proposed for now.

No proper renderings.

28 floors and 500 rental units...That`s more than 18 doors per floor.....full of students.

To top it off, 60 parking spaces at grade....WOW a real BIG parking lot. Will look wonderfull.

Going to block the view of Champagne SOHO residents on the north side.

I would not be a happy camper...unless I was a student.

P.S. I can just imagine the crowd of students at the LRT station at peak times.

I was going to say that anyone would chose a one station train ride over paying 600$+ for a parking pass, but holly shit parking's cheap (for students) at Carleton!!

Still, if I came from out of town, I would rather take the train and save on car expenses. It's more of a metro system, which has less of a stigma than buses.

I do agree that if your a "mature" student, or any student for that matter, you would not want to be paying more than on campus residence for the same tiny shared apartment.

As for the parking lot, it will be temporary until the second tower is built down the line.

SoHo Champagne residents, just like any other condo tower resident not facing protected Federal or NCC land, should have know that this day would come.

And finally, Boxster's right about the overcrowded station. Even with the added capacity, the Trillium line, especially the Bayview-Carleton stretch, will be wa-hay overcapacity within 10 years. They'll have to convert to full fledged metro faster than they think.

Did we ever get final renders for this project? The only thing I could find are the basic black and white "elevations" drawing in the development application...

Since this is pretty much student rental units, no need to do a sales centre, have a % of sales are anything.. So when can/will they start? This fall?

I think this is good for the area.. Good density, height and will bring life to Little Italy/Dow's Lake/Preston St. Because let's face it, students will be heading to Preston all the time for the comedy club, pubs and for drinks. Not the old rich man who bought the 4M penthouse at Claridge Icon who is only in Ottawa 2 months a year.

Residence fees are well over $1000 a month (more like $1 250 but I didn't do calcs). It includes food, but you're probably still look at 900-1000 a month for rent in a shared single room and 4 to a bathroom in most set ups. Or a bit more for your own room but still a shared bathroom (so not far removed from sharing a two bedroom). A quick look at Ottawa rents shows that sharing a two bedroom is only like 500-600 a person, waaay cheaper and any new rental will be within a somewhat similar range to get anyone going there.

New build 2 bedrooms are generally closer to $2000 a month than $1000. With utilities and their management costs it will need to be comparable to residence monthly costs.

I would hope that this place will have sizeable indoor/secure bicycle parking, but I don't see it anywhere in the site except for the mention that it is in the southeast corner. The label there is "temporary garbage" which doesn't sound like a good place to leave a bike.
