I love Stevenson it has so much potential. But man they still have a bunch of surface prang lots and strip malls

I believe that's gonna be retail commercial on the bottom with something like only 5 high-end residential units on top.

is it replacing n ugly old one storey building or was it parking? i remember a building there in most of that spot

Hey everyone. I've been reading this forum off and on for several years now and I've considered joining a number of times. I never start something unless I can commit myself to it (ie. posting regularly) so I've stayed away. Every once in a while though, I see a question go unanswered that I might know something about so I figured I would sign up. I won't post very often, unless I have something contribute. PS - thanks for some great reads over the years.

To the point:

I've seen a few of you discussing the temporary roof above Gilmore Station and the previous plan to enclose the station within a commercial development. Well it looks like Onni has been quick to start planning for their newly acquired site, surrounding the station, and there is some decent preliminary info coming out.

It looks like Onni intends on building a significant amount of office space within the development, well-integrated with the station.

It's very preliminary as stated, but I wonder what the height of these towers could be if there's a significant amount of office at the base of one of the towers. 5 FSR for the residential component plus I think 2 FSR for office is allowed.

I believe on a C3 site you can build up to 6 FSR of commercial (on top of the 5 FSR of residential for this site). However I doubt you will see any developers build to the max or even close to the max commercial density.

Thanks for the info, sounds quite promising, although it's Onni so I will remain very cautiously optimistic.

Note that the "Subject site" includes the 2 existing office building on the former Lougheed Drive-in site.

Not sure why there is already a crane going up at Southgate but for those interested, there is an open house for the future community held at the Edmonds Community Centre Tuesday and Wednesday, September 16 and 17, 2014 between 9:00 AM–12:00 PM and 1:00–4:30 PM

This last Thursday I was out in Richmond for lunch and I decided afterwards since I had the day off that I would check out some of the developments going on over there. Nothing fancy, just some pics I took with my iPhone.

Starting with Quintet, which is easily my favourite project in Richmond right now.
Of note, the same developer recently bought another similar-sized property along No. 3 Road at Alderbridge Way. They have the same zoning so hopefully we will see a similar type of development.

Next is the Carrera/Kiwanis development behind Richmond Centre. I think the Kiwanis towers are for seniors housing? The whole thing has just shot up very fast.

Here's a rare site in downtown Richmond - a woodframe development. This is the first of 4 midrises that make up Riva.
These should end up being the shortest buildings in the area, with towers stepping down to the future waterfront park.
River Road will be relocated along the old rail ROW and everything on front will become parkland.

The first section of the new River Road has been relocated (Hollybridge to Gilbert). It is planned to include seperated bike lanes, which you can see here. They've only finished like half a block, but you can get a sense of what it will eventually look like.

Overall, aside from a few areas that feel somewhat unfinished, the public realm for this project has been well executed. Has a bit of an Olympic Village feel to it (but it was pretty dead). I usually can't stand Onni, but IMO this is easily their best recent development.
