Rather it be a vacant lot than the turd they are putting in there. Oh well maybe it will look better in person than the rendering.

The base and top need work and dammit why cant it just be glass all the way around. Why ruin it with that side being concrete crap.

To begin, this appears to be the most curious

California Tower 2014D00334 622 16th St Mixed Use: Office; Lodging Accommo Mixed-Use D-C Steve Oliver

Is this the infamous Block 162? Is there something actually to begin here? A lot of space that could be built on. I would think that this one could reach for the sky, and with a name of California Tower, well……….

Next, we have a new listing for the Kistler Building below

On September 17th Historic Denver testified at a public hearing at the Landmark Preservation Commission to endorse a significant new project in the Downtown Historic District involving the Kistler Building, located at 1640 Champa Street. The project involves the construction of a new, high-rise tower straddling the center of the block above the back portion of the Kistler Building, which will be partially removed.


It seems that however this will be worked out, for a developer to have to work with an already existing historic building, it would seem that this would have to go up some in order for costs to be recouped, yes?

Moving on, we next have

DHHA Office and Retail 2014D00332 601 Broadway Office/ Retail Commercial C-MX-16 Doug Jones

and this seems to be part of the DGH property, The lot is parking, and to the west of the lot is a 3 story building (maybe to be replaced?) and the to the north is a 9-10 story building, which most likely will not be disturbed. I know nothing of this project, but can we just guess that if the 3 story building is left alone, the project will have to go up some….. up to 16 stories… but probably end up with 6 stories…… after all, this is Denver.

Part of the St. Anthony's redevelopment beginning? I thought some buildings would be up to 16 stories, but the filings are with 12 stories?

So just thinking out loud, will they also be taking down the adjacent parking garages and developing it as part of the overall construction? The description says it straddles the block, so to me that would mean they will be taking down the garage on both the Champa St. and Stout St. sides for development. A quick parcel search shows that the Kistler Building, the Boston Building, and the two garages are all owned by the same entity.

Very interesting, and could potentially be a large project!

I'd be curious to know more about what might be going on here. Also - I'd love to know how there was already a meeting 5 days in the future..?

I had similar thoughts. There's also new office space to come in LoDo and Union Station. Hines' proposal at 1144 15th Street is for 640,000 square feet of office space. That's a bunch... although it's not scheduled for completion until mid-2017. If the "California Tower" was primarily hotel space it could fly.


With respect to the needed demand, Cathy Proctor reports at DBJ on a commercial RE gathering at the Four Seasons:

The "600 mile radius" point seemed a bit hokey to me as the largest companies and drillers in the Bakken are from Houston and OKC. Certainly Denver has benefited and should continue to benefit.

Ever since I (recently) found CityLab I've spent lots of delightful time reading, learning. Richard Florida who is a Senior Editor at The Atlantic and co-founder of CityLab has written a number of articles concerning his view of the folly of economic development incentives (giveaways). None-the-less they are on the rise as he writes about HERE.
