BOOM! Midtown is on FIRE!!! If all this comes to fruition, I think we will finally reach what I would consider a "critical mass" of residential development within the city... Awesome!!! Between the upcoming 33 Peachtree Place and 1010 West Peachtree, plus the current construction of Centergy and University House, this block is really blowing up! Looking forward to see what retail pops in all these new place. Hopefully some decent retail and a few local pubs/restaurants. Plaza midtown has a couple of vacant retail spaces, including the old pizza place, hopefully these places fill up soon. They'll have to get more competitive on their lease prices soon.

I'm assuming the Trammel Crow building will be knocked down and extend over the 2 existing parking lots on either side of the building. Will fill in a nice gap between Plaza Midtown and the Renaissance.

Have to wonder how much longer that Daiquiri Factory and small dry cleaning plaza will last. Same with that Dominos area on Spring.

If it's 8th and Williams, wouldn't it share the University House or Centergy North blocks? There is no SW corner of that intersection.

They are very clearly talking about 8th and West Peachtree, not 8th and Williams. 2 separate projects.

So I was at the Pinnacle Building in Buckhead the other day and within just a few blocks of there I counted at least 5 towers under construction (several floors above grade). The only two developments that I am aware of are Buckhead Atlanta and the Skyhouse project. Could anyone please list the developments currently under construction in Buckhead? Thanks in advance!!

I wish the 6th and juniper proposal were a bit taller. A 20+ story tower would fit in nicely with skyhouse south/viewpoint/811 Peachtree basically across the street. Also, will it not have a retail portion?

Which is extremely exciting. We haven't had this many proposals in a very long time, if ever. The street life in midtown if even half go up will be amazing.

For once, I actually think that 8 floors is enough for this particular development. Ideally it would be almost a replica of the development two blocks to the north.

For a second I thought this was going to obliterate the houses-turned-commercial properties on the SW corner, until I saw the clarification. I hope those houses stick around for the longhaul.

Thumbs up Today's DRC Meeting..

In town in business and, after reading about the projects to be presented today, I'm making time to attend before heading off to an evening event. Looks to be a fun one hearing and seeing details about this latest wave of proposals. Glad I happened to be here and with time to finally check out a DRC Meeting. Anyone else going?

Maybe I am just being a bit greedy

What really matters is how this development addresses the street level. I hope there will be active uses to enhance the pedestrian experience. I guess we will find out tonight...

Most likely they are the two projects you mentioned, cyan on peachtree, post alexander phase 2, and three alliance center

Exactly. Height means nothing except to the people who actually live or work in the building; the first floor or two is what matters to the other 99% of people in the area. Atlanta could be full of five-story buildings and still be an amazing city, and given how much blight there is in town right now, anything new is a huge step forward.

Thank you RocketSurgeon and ATLcubs for answering my question. I am just amazed how much that area has changed in just a few months! Can't wait for the development to creep southward along Peachtree.

Quick Update from the meeting yesterday, sorry no pics.

The size of this one was quite impressive. As mentioned, they had the large retail spot on the corner of 8th and Williams, live/work units along Williams and at the corner of Peachtree Place. 2 24' deck entrances at the eastern edge of the site against the student housing tower on both Peachtree Place and 8th. The loading was a 60' curb cut directly adjacent to the 24' Peachtree Place deck entrance, which the DRC did not like. DRC suggestions were to bring the retail closer to Spring, both on Peachtree Place and 8th, and move the curb cuts closer to Williams, bringing pedestrian activity closer to Spring, and auto closer to Williams.

The deck was wrapped 3 sides with apartments up 7 floors, with a massive roof deck on top. L shaped apartment building with one end of the L stopping with a roof deck at floor 26 and anther roof deck on the other end at 29. Overall really large project, still needs work, but given the nature of that site I'm not complaining.

This building is bounded by 6th and Juniper on the east side of Juniper. It takes up the entire Western half of that block, except for that house/restaurant space at 5th and Juniper. They hadn't really gotten past massing and plan development on this one, so no elevations yet, but they showed great concept images, and it's being designed by Lord Aeck & Sargent so I expect something nice. No retail, but walkup units along the street. One curb cut on Juniper, one on 6th, and the building steps down with the transitional height plane toward the neighborhood to the east. The DRC made some suggestions about alley access into the building and developing the elevation facing the alley. I'm excited to see how this one goes, even though it will have no retail.

This one is on the Southwest corner of 8th and West Peachtree. They are taking the existing office building down. The deck entrance acts like a street coming from West Peachtree lining up with 7th. Retail and lobby along West Peachtree with a large retail space at the corner. Loading on 8th, but it actually looks way better than a lot of the loading we've seen. This is being designed by Rule Joy Trammell + Rubio so it pretty much looks like 77 12th, except more brick and stone, and the deck is covered with apartments. The deck is exposed over the Cheetah, but the DRC commented on that and they seemed willing to somewhat address this. This will carry the retail from Plaza Midtown down closer to Tech square filling a bit of a missing link there. Overall very nice project, on par with 12th and Midtown.

22 14th was more of the same, and the lounge on Peachtree Place didn't interest me so I won't say anything about it.

Thanks for posting that update, AtlantaMustang. I hadn't been been able to as of yet, and think yours is much more informative than mine would have been. Enjoyed my first DRC Meeting, and maybe the planets will align again on a future visit coinciding with the monthly scheduled meeting.
