Hey guys. I work over in Cherry Creek, and the rumor going around the businesses over here is that Safeway is having to move and they're constructing another high rise building on its parcel of land at 1st and Steele. Anyone know anything about this?

I dont think anything has been announced specifically, but we've heard rumors for a while. Plus there are development plans on the books related to the Cherry Creek mall and it's various out parcels. I dont have those plan numbers available right now.

The max in Cherry Creek at the moment is 12-stories. But you know, they like to change things up

As far as taking the Safeway out, I say terrible idea unless they reintegrate it with the new development. Having just a Whole Foods is no bueno in an emerging neighborhood that I'm assuming is getting more diverse. As much as I would love to see all 4 corners of 1st and Steele with high-rises, please please please do what 20th and Chestnut is doing.

Isn't the Safeway still in the old B-8 zone? I would think they would want to rezone that, which means if there was something happening, we would hear about it because there would be a public process.

The land is still owned by the Cherry Creek Mall, the Temple Hoyne Beuell Foundation to be specific, and I would expect that whatever does happen there would be for the benefit of the mall first and foremost. Maybe a retail expansion of the mall with a residential tower above it? Cherry Creek was always wanted a Bloomingdales and kicking Safeway out would provide enough land for another anchor tenant at the mall.

Sure, it won't be millionaire's renting, the majority that is. But, it will still be young professionals making a minimum $100K per year who are willing to rent $2.50 sq ft apartments. That's not exactly the vision of diversity that most people envision.

Sorry I should have mentioned that I'm looking at diversity on a very micro / neighborhood scale, not city wide. Cherry Creek itself will experience more diversity with people making $75-100k a year versus JUST the millionaire / billionaire stereotype. Not necessarily the diversity we are all looking for / wanting, but it is diversity nonetheless.

Also, word on the street has it that the neigborhood wants better transit. Once all those apartments open, I bet you we'll be quickly looking at enhanced transit from CC to DT.

It would be great if we can get enhanced bus service for the Speer Blvd, Leetsdale routes in the next couple of years. If there are branded buses running at <15 minutes frequency with some fancy stops it might be the jump-start that the City needs to improve routes elsewhere in the city. Now enhanced buses on Colfax..... looks like the policy and planning department division needs to talk to their counterparts in Aurora a bit more before unveiling years of study where Aurora proceeds to basically spit in your face.

You do realize that even the $75k-100k demographic are a bunch of prickly sons of bitches like...me. And will not ride transit that isn't good transit. Probably will not even ride our non-solution-transit-solution for East Colfax. Give me freedom (from crappy buses), or give me death (by comfortable SUV)! - that's the battle cry.

Also, that is not the demographic going into the new apartments in Cherry Creek. Those are the $200k/year plebes.

Cherry Creek, for me, is a giant wait and see. So let's.... Wait and see what happens to that neighborhood say by this time next year? Thursday, September 3rd, 2015 we'll have some Starbucks (like true Cherry Creekians) and chat about the neighborhood!

But really, I am curious to see what comes about it. They've never had a rental boom this large in this millennium.
