Two Trees' Giant Dock Street Dumbo Project Finally Revealed

After years of delays, Two Trees' huge Dock Street Dumbo project is finally on the up and up (and moving quite quickly), but the developer has not released any new renderings since things started moving along last year, save for the blurry image that was posted on the construction fence, leaving everyone wondering if the 2008 vision still stood. Well we can wonder no longer. The marketing team for the 290-unit building sent along the first update image. The vantage point is what one would have while standing under the Brooklyn Bridge at the corner of Front and Dock Streets. Clearly, the facade will be glassy and reflective, as the rendering shows the bridge on the side of the building.

The building will be ready for occupancy by the first quarter of 2015, and Two Trees will begin leasing this fall. Rents have not been released for the market rate units, but the 58 affordable units will start around $500 for a studio. LEESER Architects and Ismael Leyva Architects created the building, which consists of a 17-story tower, a shorter nine-story building, and a 50,000-square-foot school. As the rendering shows, the 300-seat middle school runs along Front Street and Dock Street, with the residential buildings fronting on Dock and Water Streets, giving the building its address, 60 Water Street. The ground floor on Water will also be home to retail.

I'm in NYC for a few days, staying in Soho - any requests for construction pics? I got some nice shots of 432 Park, the Stern tower near the Woolworth... any others I should try to get?

Long-delayed Queens Midtown Tunnel high-rise gets third extension

Perlbinder Realty, the Manhattan real estate firm led by brothers Stephen and Mark Perlbinder, won its third extension for a long-delayed mixed-use high-rise planned for Second Avenue between 36th and 37th streets, partly spanning an entrance to the Queens Midtown Tunnel.

The site is a large one, and so is the question mark about its future. The owners have not developed it since first winning approvals from the city in 2002. At the moment, the property has a parking lot on part of the land. The north portion is occupied by a ramp providing access to the Queen Midtown Tunnel, which is operated by the Metropolitan Transportation Authority. In July, the city’s Board of Standards and Appeals approved an application from the Perlbinders’ company S&M Enterprises and the MTA, which will transfer development rights as part of the plan, to extend a variance originally granted 12 years ago to build a 34-story tower with the address 245 East 36th Street.

Perlbinder Realty did not respond to a request for comment. The MTA had no comment, and referred questions to the developer. It was unclear what the site would be worth. But with the average price of a Manhattan apartment at $1.68 million, a completed building at the site could be worth more than $800 million.

In 2001, the Perlbinders and the MTA originally applied for the variance to build the residential tower on five individual parcels along Second Avenue between 36th and 37th streets that the family amassed over decades. In the application submitted to the Board of Standards and Appeals, the developer — citing hardships because of the tunnel ramp — asked the city to drop multiple requirements for the particular zoning parcel it occupied. For example, the firm wanted to construct a mixed-use tower, which was contrary to the site’s specific zoning. The city agency approved the initial application in May 2002, then amended it a few months later, giving the developer four years to build. The plan included 9,678 square feet of retail, several office floors and 480 residential units on floors five through 34.

The project was never constructed, however. The application was extended in 2006, 2010 and now in 2014.

The latest extension is for another four years.

Prodigy Network closes on hotel project for $85M

I snapped this pic on Thursday night. Can anyone confirm that this is the new version of the 9/11 Light Memorial? This was the first time I saw the shaft of light coming from the top of 1 WTC and haven't seen it since.

Williamsburg Art Gallery Pierogi Will Not Become Luxury Condos

A tipster sent us this photo of a rendering for luxury condos he found on the recently erected scaffolding over seminal Williamsburg art gallery Pierogi. We are pleased to report it’s art.

Pierogi owns the building and no plans have been filed to replace it with luxury condos or anything else. (Note the names for the fictitious owner and contractor, “Star Corp.” and “Square Fabrication.”)

The DOB recently approved a permit for the scaffolding. Click through to see the scaffolding on the front of the building.

Above the masonry-clad lower levels, the actual tower rises. Unfortunately, the facade for this portion will be less attractive, but given the location, it will be invisible on the overall skyline, and the dynamic between the base and the street is what really matters. And luckily, in this regard, 8-12 Maiden Lane appears to be pedestrian-friendly.

New building permits were approved this past April, and construction is likely to wrap-up in the 2016 timeframe.

Hell's Kitchen Residents Think a 16-Story Building Is Too Tall

The design looks pretty similar to the other Edge buildings. There is one big difference, however, that stands out: Apparently the tower at 2 North 6th Place will be dark colored. In fact, it looks black in the rendering. The other Edge buildings are glassy and white.

So it seems like old building applications must be updated before work starts. Previous plans with the DOB called for an 18-story building with 232 units; other reports said the developers planned two 20-story residential towers, which the rendering, probably outdated, supports. The DOB issued permits for excavation work last summer but since then, the site has been quiet. The developer is Alma Realty, who is better known for plans to build Astoria Cove nearby. If you know any more details on this project, which seems to be shrouded in mystery, hit up the tipline.

Extell's Hudson Square 'Affordable' Building Gets First Render

The 120,000-square foot structure, which could also use the 415 Red Hook Lane address, will contain 110 apartments spread over nearly 93,000 square feet of residential space, in addition to almost 14,000 square feet of commercial space. With an average unit size of just under 850 square feet and a density that suggests the project will include a 20 percent affordable housing set-aside, rentals are nearly guaranteed, though nobody from Quinlan’s office was available to comment.

Is there anything going on with this site as of late?

Even if there isn't, given the rapid development in this Greenwich Street South neighborhood, I'm sure something will commence sooner rather than later.

Emporis building page; looks like it had a previous hotel design by Gene Kaufman, 135 meters / 39 stories tall, now cancelled.

February 2012 article: Development Site On Market for $17 Million. "Priced at $17 million, 98-100 Greenwich Street has plans for the construction of a 24-story, 180-room boutique hotel, which is comprised of approximately 70,000 sq. ft. buildable. The site is currently occupied by a vacant five-story mixed-use building."

RealtyTrac building page; states that the building that used to stand here was built in 1929; also shows that the site was sold for $19 million in January 2013.
