The september CDR meeting agenda has been posted and nothing good is on the slate. Just a senior housing complex in North Philly. I was hoping to see W hotel or Market east apts/

Modernization. I'd assume they are having difficulty acheiving full market rents do to competition. I also happen to know the developer has a taste for having some of the best product in the country and more than enough capital to keep everything Class A. They tend to maintain their holdings exceptionally well.

If phase II ever comes to fruition expect a solid modern building.

That's pretty cool actually. I would like to see Market East lined with this sort of advertisement. I think it would be cool.

This development sounds great but that is some of the most boring commercial tenants they can get. They need a bar and a restaurant to anchor this. A grocery store, pharmacy, and medical center aren't exactly the type of things people are clamoring for. Look at the Granary. It has three restaurants, two with liqour licenses.

Maybe it's just my boring self, but I'd be stoked if my apartment building had all three of those. Talk about convenience.

Food and drug store items are pretty handy for people living in any community. You cant live off restaurants for all your needs. Not everyone is eating out every night. In addition, you can put a restaurant almost anywhere. A chain grocery store and to a lesser extent, a CVS, needs a certain amount of square footage to work. Their best shot for the type of space they want is in a newly constructed building.

The Lit Brothers signage is the 700 Block of Market St.

801 Market Street is the Strawbridge's building. The last paragraph of the article mentions the approval of awnings on the western facade on Market St.

Being that Spring Garden is my neighborhood I love this development, although kinda wish it was a normal grocery store, just my opinion though. I like having Jeff in there. Perhaps a few of the people that work at that location will decided to buy a house or live in one of the apartments in the community helping grow the economy; that'd be ideal. Also it seems Callowhill has a real opportunity to become the restaurant/bar row of the area. With increased density from Rodin there should be good influx of customers and who knows maybe the strip will begin to swell. Also would love to see that big fat vacant lot at 18th & Callowhill filled in.

Does anyone know what will become of the old Whole Foods building?

**Also on a side note. The new schuykill river trail that juts out into the river? I think it's pretty cool and everything, should get a decent amount of use. But won't this thing be completely underwater everytime a large storm passes through philly or even up further up the river in montgomery county? The flood zone along the banks is exceptionally high and I'd only assume this thing would take a helluva beating over the years. Hope there is a big R&M fund set aside for it.

I think they understand it will be submerged occasionally. Since all of the materials are designed to be subject to the elements anyway there really isn't much detrimental that would happen if it gets flooded occasionally. The metal and concrete is going to be wet all the time anyway.

yes. They are never going to say there is "enough" work and they counted on those conventions. I'm sure many of the same guys would go back there for event after event. But in terms of total union labor force, the CC's share of work is probably tiny.

Being submerged shouldn't be that big of an issue, being rammed by a big tree floating down the river after a storm could cause some problems.

You don't think being submerged in exceptionally strong currents would beat the hell out of it over a few years? I mean, being exposed to rain and snow is one thing, but being underwater during a flash flood is another. I would assume they have thought through the whole process and expect this and designed accordingly...I was just curious.

What knowledge do you possess that would promote such a statement ?
Do you have inside information with regard to perceived construction jobs

There is a Rite Aid and CVS within a 5 minute walk from this location on Fairmount Ave. I don't see that as a daunting commute. I'd rather the Whole Foods was a real supermarket that just had a pharmacy in it, rather than a CVS going into the building with one so nearby. The existing CVS is right in the Fairmount restaurant area which people will probably be walking to frequently anyway. The medical center I am sort of apathetic to, but young 25-35 year olds don't really typically use medical care super frequently. Still, it is a good convenience if boring. I can think of a lot of amenities I'd rather have in the location. A cleaners for example, one that did delivery to apartments in the building. A Bed Bath and Beyond or other home goods type store. Restaurants and/or bars. The stuff mentioned is just boring.
