Another hotel for Coors Field

Just got an email from Development Services that 1219 20th St (Airedale Building) has submitted plans to become a hotel. The name says Fish Hotel...but not sure if that's what it would be called LOL. If you remember this is the old adult video arcade at 20th and Lawrence that has been under renovation for a while.

Yeah, I for one never really cared for the white glass, or was ambivalent about it at best. It felt like it was trying to steal the show from the white tents, and was really just a visual signature of Calatrava anyway since all-white is kinda his "thing." This glass is actually more in keeping with the airport's original material scheme which uses blue/teal glass, earth tones for solid walls, and keeps the white reserved for the tent material. Given that Calatrava is no longer the project architect, this makes perfect sense, and the color scheme works just fine the way it has since the airport opened.

Is there any indication what the interior improvements are like or what their hourly/day rates will be?

well that's a change...it was supposed to be another restaurant in the Root Down family...with tables on multiple levels and live music in the center / atrium...maybe "Fish Hotel" is just a funky moniker...either way - it's a really cool building inside, set up with tiny apartments, so if it is going to be a hotel it'll be an easier conversion.

There is nothing else going up in the country comparable. It reminds me of projects in the Middle East or China, which is a good thing.

All in all, Colorado's economy is broadly growing at a healthy clip, and so it comes in as the overall winner.
So says Business Insider. and also reported by the DBJ.

This is a state by state comparison conducted by Business Insider and though each "Best of" is defined by the parameters of that specific ranking this is none-the-less quite an eye opener. Some data is for 2013; other data is from June to June through 2014. Of course data will vary from year to year but it's fun and nice bragging rights for now. Nothing like being at the top.

It's also fair to say that if there's anything that developers and/or lenders needed to continue confidently investing in the state this should ring confidently in their ears. Of course at the epicenter is the state's capitol, DENVER.

FYI, about a week ago, the streets, sidewalks, alley, and parking lot that surround the 1401 Lawrence site were newly covered with hundreds of utility spray paint markings of various kinds.

Seems like an indication of pending construction to me!

Great news! I'm a little surprised this one is gonna get built if 1144 15th is a pretty good certainty. Anything new on The Confluence? Still expecting a fall start?

Holy shit:

Project Title
2014D00334 - 622 16th Street - office, hotel, observation tower

Site Address
1550 California St

I can't remember who posted that rendering a while back, but put it back up. The project appears to be real!

What was once briefly posted was a conceptual version (one of many) from last year. I'm sure it's not going to be accurate now.

I still have my reservations but cool! I'm glad I have an awesome memory (card) and remember what that tasty thing looks like.

Sweet Jesus! I wonder if City Target is part of the plan.

Looking at the rendering again, the observation tower is kinda odd, but it would still be kickass to have. Has to be at least 1,000 ft.

I could enjoy a colorful update of Mariposa at some point. I'm thinking there is still construction going on?

I will be soo delighted if 1401 Lawrence breaks ground soon. That (hopefully) and SkyHouse seem to be the closest.

Klipp does have a site plan for block 162 on their website showing a master plan to kinda give one who didn't see the renderings what they were thinking there.

In this situation, office tower developers will compete with each other....both want to look like they're starting. This is mostly to compete for tenants and to discourage competing projects. They'll also get better attention from their general contractor (who's probably working at a discount at this point, in the hope of getting to build the project) and potential/actual subcontractors. Meanwhile, for anything that's months out, the guaranteed construction price is still variable by several percentage points, contract terms aren't finalized, lending rates are in flux, and so on. So I tend not to believe much until things really start.

Then again, it's a strong market and seems poised to get stronger. Plenty of reason for optimism.
