The type of flip-out windows they have installed are notoriously bad - at least in condos - for providing air flow. In addition, the glass fins will also cut down on the air flow (but the fins will help the window washing platform stay clear of the operable windows)
Glass is going up on the podium today. The spandrel looks a bit lighter than the spandrel on Georgia, though it may just be the light. My photos from today:
It's the "floting plane of glass" type of design. Like a "fin" - but on the side, not the top, of the building
- or pretending to be a double skin without the double skin.
Telus House in Toronto has the same sort of extended glass curtain wall:
NY Times Building in NYC has something similar - but it makes more sense because it is a sun shade of ceramic rods hovering in front of (and extending beyond) the facade.
The only thing that'll look weird is that the last section (overhanging Seymour Street) won't have the same glazing - it'll be all clear glass with spider connections - like the overhanging part on the Richards side. That'll be a "disconnect" from the adjacent banded curtain wall on the rest of the podium.
Oh. I remember hearing before they started construction that they plan renovating the older building. And weren't they going to add 2-3 floors mid block
