I was going to post about this too. I don't know if someone did mention it, but I don't remember much these days. Will this hotel portion replace out the apartment portion of the plan?

245 Columbine as a boutique hotel is a better use of that site IMO. It will be operated by Sage, and will have a Sage Restaurant Group concept restaurant on the ground floor and a separate retail space next to the lobby. Still two levels of parking underneath that will tie into the underground garage below the 2nd & Josephine building. Oh and the renderings I've seen show an 8th floor rooftop bar and pool area that will be open to the public with a dedicated elevator.

ya know..the more i think about the CC towers, the less sense it makes...the cost for extra design considerations, approval time, revenue loss, demolition, site-work, and wedging it in among other buildings with few access points....certainly that adds up to 2-3 million...

- why not leave good housing stock in place?
- why not just buy half a block in AS and build this sucker downtown? rent roll would be pretty similar, if not higher downtown in the right location.

Probably the cost of land acquisition DT and that fact this development will be pretty damn unique for the area is what ends up making sense. How many other 30-story apartment towers can be expected in Country Club/ Cherry Creek? You're probably looking at a $400-500/unit premium over what is currently on the site and you're increasing the number of units on the site by an order of magnitude.

What would be the cost of acquisition for a similar lot DT? $10M? Maybe $15M?

nowhere near that much...i guess it depends on how you define "similar"...but you can pick up half-blocks for $3-5mm in AS

Question

Has anybody seen the Residences at Prospect Park?

Not intended to be all-inclusive but by the end of the year we should have completions at:
  • Broadstone Blake Street - 2120 Blake Street
  • Walnut Flats - 27-28th Streets on Walnut
  • Alta City House - 18th and Chestnut Streets
  • Legacy 22nd - 21st and Lawrence Streets
  • The Casey - 2100 Delgany
These completions should add just over a 1,000 units for rent. It will be interesting to try to track, get a sense of how these properties are leasing up.

Meanwhile can we realistically see four new projects break ground by the end of this year?

This is the last thing i've read about it. Feels like Tabor II a bit.

Well, they're going to be at it again.......

Colorado State Senator Sen. Jessie Ulibarri, (D-Commerce City), again is planning to introduce legislation that will make corrections to the Colorado condominium construction defects law. He has the support of three mayors - Denver Mayor Michael Hancock, Lakewood Mayor Bob Murphy, and Aurora Mayor Steve Hogan. Ulibarri seems to believe that this time rather than introduce such a bill late in the legislative session, he plans to do it early in this next legislative session that begins in January 2015. By introducing such an agenda early, it may have a better chance for success.

So maybe.... just maybe.... right after the end of the next legislative session, (if not earlier) some high-rise, multi-family condominiums may actually start pushing upwards out of these many surface parking lots in and around the DT area, as well as other parts of Metro Denver?

There is a sign onsite that says Restaurant Coming Soon that is pretty recent. I'm sure someone else can update us on where this is with the city i.e. Permitting & land use. The Balfour project across the street is looking great. We need more cream-colored brick in Denver.
