I've noticed this too. That hole is quite deep. My hope is that they are designing this building for a future overbuild. Could the fact that they are digging so deep be an indication of a more solid foundation for a taller building? I know next to nothing about construction so I apologize if this question is completely ignorant. It's probably just wishful thinking on my part; I'm so disappointed by the lack of density in this project at such a prime corner. It's such a wasted opportunity.

From all reports, this building is being set-up to add additional floors in the future.

What reports? I hope this is accurate, but nothing I have read mentioned anything about overbuild capacity.

Who knows anything about this Noah Ostroff project? Looks sharp, appears to be 20 stories. Has he done something this scale before?

Noah Ostroff is a realtor, not a developer. The rendering is just to give potential buyers an idea of what could be built here under current zoning. I don't think it's anything more than that, although I do agree it's a nice looking rendering that would make for a great addition to that part of Broad St. I hope I'm wrong.

My transit wish list (in progress) converts some RR to LRT and adds stops on ROW - adds back some trollys and a loop

Upon further investigation I've found that 740-48 S. Broad is no longer for sale-- maybe someone bought it?

Edited to add: There's a new permit for the location that seems odd-- a 4 story single family home to fill the whole lot!?!?

South Street West updates

2400 South:

rendering:

17th and South-- construction stalled but should start again soon with new developer

rendering-- looks like the design has changed a bit:

16th and South-- pretty much done, retail space being worked on. new infill down the street complete, liquor license in window

1400 block, empty lot to be filled with five story complex

rendering:

SouthStar more or less complete, most of the storefronts already leased

13th and South lot has a posted rendering now

1100 block project in progress, its actually two buildings:

good to see gaps on south being filled up finally. The stretch between 11th and broad has been full of empty lots and run down buildings for many years. Anything in the vicinity of broad and south should be prime real estate.

Inga's column (which I can access on my phone but get the paywall on my pc for some reason) has renderings of the Rodin project. In the article she says that they will leave an easement underneath for a possible rail line.

All the new home construction is awesome, thanks for the pics. Crazy - in a great way.

Walked by AQ Rittenhouse ... no one was working? but the skeleton of the building is growing.

Any new news about the 19th and Chestnut proposal ??
