I could be wrong, but I think it's part of the Civic Centre reno, which isn't complete. I would expect that they will fix the roof and add the TD Place logo sometime in the next few months.

You knew this was gonna happen sooner or later at an Ottawa Fury game. People complaining about the supporters section, that they stand up and block the view, that they cheer too loud. Typical Ottawa!

Obviously some people need to educate themselves on soccer culture, maybe watch some games on TV, see some youtube videos, etc.

It is quite brutal that people would complain about this. I find the same thing happens at Sens games which makes CTC the mausoleum that it is.

Different cultures amongst older generations between here and Europe. I find the middle aged - seniors in North America to be incredibly reserved whereas in Europe it's much much more acceptable for a middle aged man to stand up and scream/sing all game long.

I purchased a Lansdowne condo as an investment. I had a question regarding selling my other rental property in the surburbs with an existing tenant, and I was wondering if any landlords could provide some information.

1. Since my tenant is going month to month, before or when a deal closes, does the new owner have to sign some sort of lease (month to month) or agreement with the existing tenant or would the new owner just assume the existing month to month lease with my name on it?
2. When would I be legally obligated to inform my tenant of an ownership transfer? The same day as a formal offer, the day when conditions are lifted or the final closing date?
3. Does the 2 month notice of lease termination/vacate still hold between the new owner and the existing tenant? For example, if the new owner takes possession of a rental property on Jan 12th, the tenant still has to give the new owner the customary 2 month notice and pay for Feb and March?

I am a landlord and I can answer your questions.
1. Your tenant's month-to-month lease transfers to the new owner with no changes. Nobody has to sign anything.
2. No. The change in ownership only means your tenant makes out the rent checks to the new owner.
3. Yes. The tenant has to give 2 months notice if he is going to leave. Similarly, if the new owner wishes to live in the property, he will have to give the tenant 2 months notice.

Thank you kindly for your speedy reply. I went on to the following website for this information in the meantime, but couldn't find any specific mention of the aforementioned scenario. I was just wondering if you had access to any Acts or Bylaws indicating what you have mentioned so that I can provide this info to potential buyers?

As a follow up question, if potential buyers wish to see my current tenant's pay stub or job letter, when would I be legally permitted to do so? At the initial official offer, when the conditions are waived or at final closing date? Thank you kindly.

I think you should simply tell prospective buyers that they should research landlord/tenant laws themselves. As for providing personal information on the current tenant, I don't think that's a good idea. In any case, they have no choice but to accept the current tenant, unless they plan to move into the unit themselves.

I had some time to think about this (as it is really an interesting situation), and thought I'd share a few cents, as the LATA probably doesn't cover all the details.

A new owner is under no obligation to continue renting out (http://www.ltb.gov.on.ca/en/Key_Information/STEL02_111677.html... If the LATA doesn't specify what "for own use" means, the new owner might even be able to say they want to use the condo as a storage space or something other than moving in themselves). However, I think you would be the one responsible for providing the 60 day notice, since the rental contract is in your name (whether the new owner wants the tenant out before closing or many months after).

Therefore, I would think it's in everyone's best interests if the tenant is informed that the property is being offered for sale (at least 60 days prior to closing), and for the new owner to sign a rental agreement with the tenant (after finalization of the agreement of purchase and sale, and at least 60 days before closing).

Thank you all for the responses. I will call LTB tomorrow morning and respond here with what I gather. A potential buyer is drafting up a formal offer tomorrow. They are under the impression that a condition can be put in to ensure a successful tenant transfer. I'll respond with what my lawyer advises me as well.

"There have been over 150 buses in an hour and a half on this quiet residential street with elderly people on it. [That] to me is just unacceptable," said Kusum Menon, another Lakeside Avenue resident. He added they counted a bus passing by every 45 seconds for four hours.

Some fans on the buses got off to talk to protesters, saying the park and events it hosts brings tens of thousands of jobs to the city for nine home games worth of inconvenience.

One of the bus drivers told CBC News the protests were “very dangerous.”

"Sure, nine games a year. But it only takes one serious incident to put the whole thing at risk," said Jason Vallis, traffic co-chair of the Dow’s Lake Residents Association.

Residents said they want the buses moved to another route, such as Carling Avenue, by the next Redblacks home game. That game takes place on Aug. 15.

If you moved onto a quiet residential street with turn restrictions, and one day the City decided to override them and allow dozens of buses for the benefit of a private organization they have a financial partnership with.. I think you have the right to be upset.
