These days its more uncommon not having a realtor. I would say 75% of today's pre-sale buyer brings a realtor with them. It generally makes no difference to you as the buyer - You won't get a better deal either way.

Speaking as a realtor, don't bother bringing a realtor haha. Unless you would feel more comfortable having one

I'm often being called/emailed about projects from developers wanting me to bring in clients. I've never gotten the impression they don't like you bringing in a realtor.

I do feel somewhat uncomfortable, this is my first time buying a presale condo. It would be nice to actually have someone helping in the best interest of me. This realtor is actually my friend, as I had previously purchased another property, and he did give me back a portion of his commission.

The whole realtor question in stinky. If you already know where you want to look and you don't bring a realtor you can most often negotiate their commission or a portion of it out of the purchase price, you only have to ask and I bet you will get it. these days that seems to be the limit of price negotiations for the most part especially in presales.

For new product presale there are very few surprises because they have to disclose everything. if they don't you have a way out of the deal.

But all said having a realtor is a personal decision .

Starting to make its mark in the local skyline (white crane on right). When the whole complex will be ready, it will be quite a sight! Shame that the 57 floors tower is not going to happen.

Great shot man! It's insane how much the skyline has changed in just the last 2 years. A few more substantial office towers and it will look like a legitimate downtown instead of a suburban centre.

According to the Vancouver Sun phase II has sold over 525 homes in June! If sales continue as well as they have been maybe there's a chance of a height boost back to what was originally proposed?

Nope!! that's not how it works. Once a building has gone for sale it have gone through the approval process. if they try to change anything they have to go back to all purchasers and (even though unlikely) they risk losing sales, delays due to redesign etc etc. all not good when you already have healthy sales.

Perhaps they might add to future phases but if I remember correctly they were lower to start with.

Metroplqce looks so lonely in the last photo. If this tower were to be built in the West End or Main/Broadway or the OV, or pretty anywhere in Vancity except certain parts of downtown, I'm sure there would be riots and bloodshed on the streets, lol!

Kudos to Burnaby for having these structures, and looking forward to seeing the completion of the other Station Square towers.

Yeah, they have removed all construction cranes in Photoshop so that it looks like those projects would be completed and would not grow further to alter the views. In some of the photos they have on their website, Sovereign looks funny and its total height is not realistically shown.
