Spotted while cycling. This one is called "Freemont Green" by Mosaic, part of their large project on the Dominion Triangle lands in north Port Coquitlam; Raymond Letkeman is the architect. Interesting that there were no presales.

That's what city council has told the developers of the massive Sapperton Green development they want to see in the project.

Last week, council approved Bentall Kennedy moving to public consultation for its plan for the 38.5 acre site next to the Braid SkyTrain station.

The one caveat before this can happen, however, is that council wants to hear back from city staff on shifting the mix of the development ot have less residential and more "job generating" uses.

While he praised many aspects of the draft plan, Coun. Jonathan Coté said currently the project appears to have as much as seven times residential as employment-oriented space.

"That's not quite what I envisioned that ratio to be," said Coté, although he admitted he couldn't peg an ideal number. "It's not often in a city of our age that we have such a large parcel of land to do some interesting things. It's next to SkyTrain, Highway 1 and the Central Valley Greenway. It's important we get the site right."

Coun. Betty McIntosh disagreed.

She said Bentall Kennedy has already been working on the project for three years and knows what would be viable for the area. McIntosh is also skeptical of the site's potential to generate jobs. An economist at a recent conference pointed out the need for retail and commercial space is dwindling because shoppers can go online and office workers can do their jobs from home.

She said building retail on the ground floor with housing above, or more office space, is becoming less practical.

It will feature four precincts. The Braid Street Precinct would be the gateway to the development and be mostly office and commercial with some residential. The Hume Park Precinct will be primarily residential while the Station Precinct next to SkyTrain will be almost all office and retail with some rental housing. The Neighbourhood Heart Precinct will overlap the other three, with gathering spaces, parks and plazas.

Original plans had one entrance to the development on Rousseau Street at Braid. But an alternate access point off the Brunette/Highway 1 overpass has been identified that the city, the Ministry of Transportation and TransLink would be willing to consider.

I like the plan with the concentric circles better - it has routes leading directly to Braid Station, although the other may have walking paths.

Such utter BS! Typical...only looking for extremely short term gain! I agree with the rest of the New West council that the site should add more job space!

Requirement to work in an office is NEVER going away, work from home or telecommute is still going to be mostly a perk, and its imperative that the site has reserved space for employment centric buildings, or might as well not build anything at all until a company decided to set up shop there.

Besides, they were easily able to sell that office building beside Skytrain with absolutely no problems whatsoever. The end result is we now have some office space that is easily accessible by rapid transit now and in the future, vs not having it at all at this instance. If needed, they can always build the office buildings themselves at Braid and sell them quickly...

Welcome to the bargaining phase. Fortunately, the plot is big enough the New West council actually has some power (unlike a lot of downtown smaller projects). Hopefully they can stick to their guns and reach a better compromise.

(Bentall owns the land there, New West can't just build what they want. And they really shouldn;t. Anvil was a special case of funding, a building being partially built regardless, and last minute timing. It worked out alright, but still a substantial risk. I don't think it ought to be a blueprint of New West going forward.)

This one appears to be on the site of the strip mall at Lansdowne & Cooney - where the Bread Garden used to be.
Nice to see it have retail at grade up to the sidewalk (unlike the condos on Lansdowne closer to No. 3 Rd.)

Nice to see more density around Lansdowne Station. I wish the mall would develop highrises on a portion of their parking lot closest to the station. The mall has a lot of excess parking capacity and could afford to lose the parking stalls, unlike the situation when Richmond Centre redeveloped their western parking lot.

The Landsdowne condos look great! I'm not a huge fan of the rounded corner entrance, but an overall nice treatment at street level.

The sad part about that above development is that it sits on top of one of my favourite restaurants. I wonder where'll they'll move to next once the presales are done.

Looks like it might straddle the underground Skytrain guideway (like the tower to the west) - but the guideway is angled there, so maybe not.

Coun. Mae Reid said it’s strange New West claims gridlock for the Brunette-Braid intersection when its council opposed a two-lane Bailey bridge on Braid while proposing to add more traffic to the area with Sapperton Green.

“Something’s just a little odd here,” said Reid. “I just don’t know how they can expect to put this in and we will have no access onto Brunette Avenue. This isn’t getting any better. This is unconscionable.”

Reid pointed out that several years ago Coquitlam rejected a proposal for a large development across the Brunette River from Hume Park—called the Crane site—because of traffic issues in New Westminster.

“It’s quite disconcerting because when we had an application for the Crane site it was an absolute no-go because of the traffic that would have to go into New Westminster,” said Reid. “If [Sapperton Green] goes ahead, then I suggest we re-look at Crane and run it right up by Hume Park. That’s what we didn’t do as a good neighbour.”

It's not shown in the picture, but the lot bordered by Victoria, sixth, and Carnarvon is currently under application and early excavation for another highrise apartment. There is also a proposal underway for the Masonic Hall one block further up between victoria and agnes. This is going to be a dense and busy chunk of downtown if all of these proposals take off.

And of course there is the empty lot/Hyack Tire space on sixth which my spidersense tells me is just waiting to be another tower.

^Really happy to see all these New West infill tower proposals. With one of the few proper street grids outside Vancouver, there could be real urban energy here 10 years down the road.

I visited SFU today and took some snaps of some new projects. The area has largely flown under the radar on these boards, but the pace of growth has been quite impressive.

Here's Highland House, built by Liberty Homes and designed by DIALOG. It caters almost exclusively to investors and students (even the penthouse floor is mainly ~500 sq. ft. 1 bedroom and studio units)
