Moving to an outer ring is the same trend with about everyone I knew living in Capitol Hill when I did back in 2010.

It all comes down to picking your poison. Do you want to spend all of your money living downtown for the walkability / amenities of it all, or would you rather live 3-6 miles outside of it, and have money to actually go do things such as events and concerts, being able to afford gas to drive to the mountains, etc, etc.

Disclaimer: This is coming from me, a single-income in the $30k's. New Downtown Denver is DEFINITELY not for my income bracket!

I agree 100%, it is pretty ridiculous for the pay scale offered for non-engineer/tech jobs in Denver. It will be very interesting to follow over the next several years. I live in Clayton and the home prices are getting stupid in our 'hood as well.

So this may be happening: Denver may tear down Boettcher Concert Hall for a new amphitheater

I'm really mixed. On the one hand an outdoor amphitheater would be great for Downtown. Losing our dedicated concert hall would kind of suck. Although for me personally I'd definitely get a lot more use out of the outdoor thing.

Interesting, I've long thought Denver needed an amphitheater downtown, I was hoping it would eventually happen around the Platte though.

Not a fan of Boettcher (too many field trips as a kid) and I don't mind giving a middle finger to the CSO for the way they have been acting the past decade or so.

However, I don't get how an outdoor amphitheater expands the diversity of audiences going to DCPA. Also do we really need another outdoor amphitheater in the metro?

But if it does happen will be interesting to see what the NIMBY neighbors have to say about the noise. That has pretty much killed any possibility of Fiddlers Green being a decent venue -ever-, and will likely do the same DT where residential and hotels are even closer.

Or how about we keep Boettcher because that's our main concert hall in the DCPA and since we don't have year-round weather for outdoor concerts, why don't we just convert that little park deal with the statues into the outdoor amphitheater. We aren't a southern coast city with perfect warm weather year-round, dear Denver.

I wonder if the specter of demolition is being floated as a way to get some private fundraising money put into play? The CSO did f*** up royally in the original attempt to remodel Boettcher, and the solution of moving the CSO into the Opera House seems like a non-starter because of the scheduling issues that would be faced. A remodeled Boettcher that could be scaled up or down depending on the event seems like a pretty good solution. But I just can't imagine the city actually going through with demolishing the structure for an outdoor ampitheater.

That doesn't really fit in with the developer's portfolio.. which seems to specialize in bringing suburban style apartment fields to urban locations.

BUT... This rendering I like, or at least I like the silver-y look. It will look nice and new for a few months I'm sure. Even though it's not really tall enough for any of you to be able to see from where you can afford to live now

Not an expert but I believe most of the REITs buy product after development. A couple of the larger ones like Avalon Bay or Essex Property will develop some of their own but generally they're all in the REIT business, not the development business. I can't think of any in downtown that are owned by REITs. Wouldn't be surprised if that changes though.

Maybe you and bunt_q are the only sane ones.

Certainly the youth are notorious for changing their minds and their tastes. I wouldn't expect a complete flip-flop in desire to live downtown but it could ebb. Also real estate cycles are notoriously up and down.

But for now the trend is our friend so we'll ride her as long as she'll go.

That's gotta be it. Thanks for finding and posting. She's a beauty.

Similar to SkyHouse Denver this location is somewhat unique and they may well be able to get their funding nailed down. Here's hoping; we shouldn't have to wait too long if they intend to break ground in the fall.

Isn't Mill Creek a REIT? If so, they are building a few projects.

Speaking of which, there is some craziness that is going to be happening in Denargo & RiNo soon.

None of those. Some other new project that comes out of no where and starts construction a month later.
