On Willingdon between Brentwood area and Metrotown area you have (N to S):
-Car dealerships (Which will give way to Solo district sized developments)
-Midrise commercial buildings
-Freeway
-Office buildings
-Institution zones east and west
-Windy road with trees
-Highschool
-Stripmall
-Dense single family houses
-Small apartments (one of which I live in)
I'm not sure there is much room for townhouses and midrises.
However, the entire swath between Edmonds and Royal Oak station has been rapidly converting to townhouses and midrises for years, and has if anything accelerated.
There's an opportunity for Burnaby to reserve a right of way for bus lanes or rail transit along Willingdon. If you're going to build dense neighbourhoods, the Willingdon corridor is the place to do it. IMO, a Norquay Village type plan should be implimented along Willingdon, stretching from Hastings on up to Metrotown.
The Willingdon lands will be redeveloped. At 16 hectares, they would provide a strong customer base for advanced transit along Willingdon, to go along with other redevelopment.

That is exactly what they are doing between Hastings and Moscrop. However I have no idea what the plan is between Moscrop and Imperial since that section was not part of this project, hopefully they continue. They have done a good job so far and are close to being done (last phase is implementing HOV lanes between Lougheed highway and Hastings and they have just about assembled all the land they need. https://burnaby.civicweb.net/Documen...y.aspx?Id=9210
vancouvermarket.ca is reporting a 2 tower project immediately west of MetroPlace at 6380 & 6420 Silver Avenue. It should fill the gap between MetroPlace and Silver:
It's going to be quite the street. Hopefully in the future, the bus loop will be moved to under the skytrain guideway, and there'll be office towers with lots of street-action friendly retail there too.
Not entirely happy with what's going on at the south end of Station Square, but anything is better than what was there before.
So I take it that Burnaby doesn't have any guidelines on how close to each other towers can be and how much of each others views they can block? That is going to be very close to Metroplace.

So this is the defunct project that got replaced. (PS the old one looks a bit like 1 Bloor East in TO)
If it's the same architect - maybe the new 2 tower project will be just as interesting...
