JDL Development buys vacant lot at the corner of Walton and State (land next to Walton on the Park) for $70 million from Crescent Heights Inc. They had just bought Walton on the Park recently. Crains speculates it will be high end condos. The land is zoned for 261 residential units.

Yes! Hopefully something comes out of this - that's a lot to pay for that parcel. That lot has been vacant since I moved to the area in 2009. A few months ago, someone finally got the genius idea of putting paper ads over the fencing so you couldn't see the lot from street level.


In other news, one of the new U of C dorms got a building permit yesterday for its foundation. 800 student beds and 66 staff beds.

If he popped down $70 million, I assume we can expect a larger building to recover costs?

Damn, that's a lot of money. JDL better fetch a damn high price per square foot to justify that. The other way to do it would be to increase the size/density of the tower. The good news is that, through the miracle of gerrymandering, this is not bad-haircut-brendan's ward. The bad news is this is now in whackjob Fioretti's ward. However, JDL is sufficiently savvy that I doubt they would be making this commitment unless they had a damn good plan for either making the numbers work or already knew the developer would play ball.

Here's to hoping JDL goes up on this site, they seem to have significantly better quality and architectural taste than a lot of the developers in this town. They also have the balls to push through skyscrapers in areas with a lot of local opposition like the Halsted tower they did.

Wow, just WOW. I love that building. I'm shocked someone hasn't done something with it yet, the interior space looks amazing. The exterior looked like it used to have a cornice too. This would make such a nice boutique hotel, and views from a rooftop lounge would be pretty killer as long as 1S Halsted isn't built.

If they did it exactly like Waterview, it would be 715ft, or 217 meters, that's not bad. But this is condos, so maybe a minimum of 750ft is a good guess, a max of 850 ? It would be easier to narrow down if I knew the size of the site. If it's small, it could be upwards of 900 I'd say.

Its would be part of a Planned Development, there is an underground garage there with a park above it, as well as a tower on the west part of the parcel. The develop-able land remaining seems like a very narrow sliver even smaller in area than the 500 N. LSD site.

Another question is whether the cassions were already drilled when they built the Parkview garage. If so, then this sucker has a built in height limit unless they trash the existing parking ramp.

Would love to see the PD for this, I looked it up on the city's zoning map was surprised this wasn't an empty lot. I've walked passed this park on numerous occasions. Hope they have renders or something July 26th! The recorded lot is bound by Illinois, Grand to the south and north then Peshtigo and McClurg to the east and west. the parcel is large but the develop-able land is small. this could shape up to be interesting!

I tried to go data mining through the old Chicago threads. Caissons would have been drilled in 2006, but the old v2 thread for that timeframe doesn't seem to exist anymore.
I bet someone still has pictures from way back then. I might myself at home from walks in 2006.

here's the only image i have in my files for something called "parkview east", which i have to assume was the never-built companion tower for parkview west and was to be built upon the site in question for this 67 story Related proposal.

it looks to be 30-40 floors tall.

I don't think so. The garage is adjacent to this development site but it doesn't extend beneath it... there will be nothing in the way if/when Related starts sinking caissons.

If caissons were already sunk for the earlier, smaller proposal, they can add more caissons to support the additional loads and tie them together with a big mat or pile cap.

^^^ Nice, the westward march of the skyline continues! Take that WLCO! Given the development pressures over there, it is going to become increasingly difficult to block new proposals as more and more of these towers get built further and further West. I'm looking forward to the day when driving down the Kennedy downtown is a drive through a forest of skyscrapers on all sides. It is already a way more intensely urban drive than it was 10 years ago.
