Though I agree that it would have been a huge catalyst for DTLA I think it's offset by other projects that will be a huge catalyst as well. The regional connector for example or the bridge over the 101 at Union Station or even High Speed Rail. I too would have liked to have seen the orig Park 5th but over the years I think enough projects have come online or are coming online to offset the loss. Not saying I don't agree with you, but I'm consoled by that I guess. Ha ha.

By what % do rents typically decrease for obstructed views? And how far into construction do those rents typically start decreasing?

Looks like the piling rigs were busy today with shoring up the Metropolis site, getting ready for foundation work, I zoomed by there earlier today on my way to Pasadena. It hard to tell what they were actually doing since I have no knowledge of how the equipment works.

I wish knew that. It will be interesting to see what happens to the rents at Metro and Title Guarantee - who wants to live next to years of construction.

The construction will be annoying but I bet it doesn't effect occupancy all that much. Most construction jobs start @ 7AM, or if negotiated, 8AM, and are finished by 3:30 PM or 4:30 PM. It also can be negotiated to not start the heavy work until after 8. By that time, most people are on their way to work. Now for those that work from home......different story.

Long term, I think its a positive for those two projects. I think most people moving into them are doing so for their unique architecture and their location, and not because of the view of Pershing Sq. The new bldgs and their residents will add to the neighborhood vibe of the area IMO.

Amazing. That this bldg sat empty for two decades in the second largest city in the country. A major bldg...............and this scenario has been repeated way too many times in cities throughout the country. Americans are lucky they have any cities left to revitalize.

I like that this bldg will most likely become another hotel........mixing things up in South Park.

Yep. I don't live in LA currently but there's construction going on around me that starts up at 7:00am. I'm seriously considering moving because it has made me miserable (I'm an academic and do not work a typical 9-5 job). Noise like that can make you feel pretty powerless. There's nothing like feeling uncomfortable and unhappy in your own home.

I was driving down Broadway. Interesting little street. I wasn't expecting to see a street like it in So-Cal. My question is, I know there's a law against changing the façade of the buildings on Broadway that hold any historical significance. But....as downtown expands towards the river which is bound to start happening soon, is it allowed to punch a hole through the top/center of these buildings to add a skyscraper for added density in the long run ?

Unless it's a historical landmark, I think they can do anything as long it's to code and the broadway design guidelines, no? There were some designs floated around for the giant May Co building that had the south side cut out to allow for more light for some tenants, and that building is beautiful.

The building next to us is slated to be renovated and turned into condos. There's a 8-10' gap between our windows and this building...and I work from home. So I'm already anticipating that the noise is going to be completely disruptive to my job, and that I'll have to fight a battle with them over their construction hours.

I'm pretty sure that rendering was illustrating a cross section of the middle of the building. They'll be punched a hole in the middle to create an atrium, not opening up the building on one of its sides.

Some more info on Metropolis, plus additional renderings. If the presentation is to be believed, the larger tower will be 58 stories rather than 54 as previously stated by the Greenland Group. Exact heights are 451' and 647'. The larger building would become Los Angeles' tallest residential structure, narrowly edging out the proposed tower at 820 Olive Street (50 stories/637').

19 stories (271 feet)
38 stories (442 feet)
40 stories (451 feet)
58 stories (647 feet)

26-foot sidewalks along Francisco, 12-foot sidewalks (minimum) along 8th

The more I see.......the more I like. It looks like they may knock this one out of the park.

The tallest tower would be nearly as tall as the Ritz Carlton. I wish it had a more memorable design, but I'll take it.
