Keeping to the immediate topic, Marine Drive Gateway, it will indeed give Vancouver a "bigger city" feel when seen from the Canada Line coming in from YVR. Hopefully they will have one or two worthy night clubs/(live entertainment) bars etc. to offer people in the area an alternative to downtown Vancouver or Metrotown (if the latter does indeed offer such diversion).

^ I don't think that there has been any provision for a nightclub/bar-lounge in the development. However there is some, limited, precedent for neighbourhood-based night clubs, such as Bimini's on 4th Avenue or the Biltmore in Mt. Pleasant, which I patronized last night with friends.

When someone says "especially the downtown core" then yes, they are specifically talking about downtown.

And it seems to be all of the usual nay sayers on her, we have Libtard, EastVanMark, our new friend Caliplanner, all that is missing is ssiguy to complete our circle of the usual self haters.

Again sorry, downtown LA sucked for city life when I was there, especially when considering the size of the metro area.

And it is not just Vancouver, I personally find that many much smaller cities that I have been to have much better urban vibes than LA, including Seattle, San Fran, Toronto, Montreal, Stockholm, hell, even Zurich!

There's some glass starting to go in on the other side but I wasn't able to snap a good picture. It looks transparent.

Marine Gateway will have an "Irish Pub", which could mean just about anything, I don't suppose we'll really know until it opens.

^ I didn't know that. I wouldn't be surprised if there weren't a number of additional F&B options, particularly because of the movie theatre and large daytime office population.

There will be the new residents of the major redevelopment projects around Cambie and SW Marine, but all the single family homes being replaced by new condos along 40 blocks of Cambie will dwarf that (minus QE Park and Langara Golf Course parkland). If I recall correctly, a common block fronting Cambie is being redeveloped to about 250 dwelling units.

There's almost no restaurants or anything else between Cambie Village north of King Ed/26th, and SW Marine other than Oakridge Mall. Something more in the way of services is bound to follow all those new residents, not just dining but other small businesses like dance and martial arts classes.

I wonder what Canadian pension funds presently buying overpriced CRE in New York and London could instead accomplish in one big go of redeveloping the Cambie corridor. It may be historically expensive here, but a billion goes a lot longer here and if it goes sour then at least the government will have a bigger tax base to bailout the pension funds with.

Sounds like another Brandi's... but I don't think the owner will get the type of "high end" customers he seems to want in that location.

that area is going to feel, and look really different in 10-15 years. more dense, for sure, which is great for the city.

Also a good shot of the Volvo dealership site - which was recently sold.
I think there should be a reserved RoW from the rail line to the bus loop for future LRT.

"Over priced condo market? Well it doesn’t look like that’s the case in Vancouver as all 415 units at the Marine Gateway development on Cambie & Marine Drive sold out within four hours of sales being open to the public this Saturday morning. The line ups started to form on Thursday night as potential buyers lined up for what many perceived as a bargain in Vancouver. Nearly 200 units were priced at under $350,000.

The continued appetite for condos in Vancouver may come as a surprise to MacBook pundits. However, it’s music to the ears of developers.

No word yet on how many, if any, were sold to foreign buyers.

Construction is expected to begin in the spring. The development is full of amenities as it will include a movie theatre (to replace the loss of Empire Theatres), restaurants, a super market, and of course it’s right next transit. The project is expected to finish in 2015."
