Apparently you don't read my posts here. Save the name calling for that other site.

Every other neighborhood that's had proposals this cycle has seen many of them start. Outside of student housing, Midtown has not. The ratio of recent proposals to reality seems far different from everywhere else. I think AM's new image says it all. It feels like something is causing Midtown to lag.

Oh, come on RocketSurgeon.

There are over 5,500 units proposed for the heart of Midtown, the large majority in highrises. You know they take much longer than the massive crop of 5 - 7 story complexes going up all over town.

Most of these proposals are from very reputable regional and national developers, and I honestly feel the majority will happen.

Ok, apologies, but your post still seems to undersell the progress occurring in Midtown. Over the last year the following has been under construction:

- Skyhouse South
- 77 12th Street
- 131 Ponce
- Centergy 2 (not explicitly student housing - just close to students)
- Proton Therapy
- University House

Yes, there's a lot proposed and we'd all like to see the under construction to proposed ratio rise, but there is a lot going on. I wouldn't be at all surprised to see 7+ cranes up by the end of the year.

I don't agree that Midtown is lagging.

As Atlantaguy pointed out, most of the proposals in Midtown are highrises. Another factor is that most of Midtown's proposals are more recent (in the last year) which is after the majority of the other intown projects were well under way. A third factor may be that we know of Midtown proposals earlier in the development process due to the DRC review and the Midtown Alliance website. Several developers have stated that they are nowhere near construction at the time of the DRC review.

What's up with the various AMLI projects around town?

Aren't they supposed to be building in Midtown and at Lindbergh and the old Cityplace site?

There is a fence on Piedmont south of Lindbergh (between Fountainhead and Adina) with a sign announcing that AMLI Piedmont Heights is coming soon. It looks like they are doing site prep behind the fence. The AMLI website has Piedmont Heights listed at 375 apartments which matches the ABC article, http://www.bizjournals.com/atlanta/print...idtown-apartments-in-amlis.html?page=all

I don't buy the high-rise argument since Buckhead and Perimeter have had their share of them, but you might be on to something there. That would certainly explain the difference in perception.

This is the first I've heard of that... are you sure that's correct? I was under the impression it was student housing like University House.

Plans Filed for Seventh Midtown

Seventh Midtown, a nine-story boutique condominium building with 20 residences, is moving forward with plans to open in Midtown.

The Loudermilk Company, the firm developing the new condo building, submitted a building permit application to City of Atlanta Wednesday to erect the mixed-use residential and high-rise building, at 867 Peachtree St. (on the corner of Seventh and Peachtree.)

Starbucks, which is currently located on the foot print of the building site, will be temporarily relocated while construction is underway and then will move back in as the corner retail tenant in the building.

Atlanta Fine Homes Sotheby’s International began writing sales contracts in May, according to the development’s website. The condos start from the 700′s.

I'm crazy for Yoo.

Don't know what I'd do without Yoo either.

Sorry, I couldn't help it.

I found some (possibly old) renderings of Yoo on the Curbed site. It makes it look like it's just going to be a bit shorter than the Mayfair Towers building. Is it really going to be that tall?

The Mayfair Towers are 30 and 35 stories I believe. Yoo will only be 25 stories. Renderings should never be taken as an exact representation of a project.

Isn't Mayfair pretty old? If so it probably has lower ceilings. I could see Yoo being around the same height.

Somewhat, it was built in two phases. I'm guessing the newest tower must be about 20 years old now.

Interestingly, there used to be a very popular California Pizza Kitchen in the base of the Western tower years ago.

Interesting thought. I checked out a random Zillow listing and it did make mention of a 10' ceiling. That was for 199 14th St NE which is the shorter of the 2 towers. I'm not sure which building is older ... I'm guessing the shorter one?

State Bank & Trust finances Seventh Midtown

http://www.bizjournals.com/atlanta/real_...t-finances-loudermilk-condo-project.html

Quote:
State Bank & Trust Co. has originated a roughly $12 million construction loan for Seventh Midtown, a 20-unit condo project in Midtown at at 867 Peachtree Street.

Loudermilk said Seventh Midtown is close to having 10 units pre-sold. A permit was recently filed in Atlanta to begin construction.

The hope is to break ground Oct. 1.

well good. i hope we see similar news for everything else proposed in midtown. though this one was probably really easy to sell and finance compared to some of the big stuff. i still like it. i think it's one of my favorites being proposed right now even though it's not tall
