Question for anyone: If Hard Rock Cafe were to come back into the market and open a restaurant somewhere downtown, in which downtown location do you think they would do the most business?

How about Draper near the aquarium?

Yes, and the franchise is meant to promote the casino brand, because that's where they make the real money.

I agree, Gateway could stand to benefit the most if Hard Rock came back to the market, and the Biaggis is the best location at The Gateway. I would love to see it in an older building however, like when it was at Trolley Square. I like the idea of them coming in and renovating a space like that on or adjacent to Main.

Another idea would be open it in the base of a new High Rise, or incorporated into the new CCH.

I have to disagree with both your ideas on this. I think that due to the amount of transit traffic that is on State and with the eventual street car on 2nd, I think the intersection will naturally become sort of a transit hub, but I don't feel that a prime parcel of land needs to be dedicated to that purpose.

As for the park idea, I agree that the city could use some additional parks, I don't think it would get much use when right across the street is the cities most used and I'd say, most beloved downtown park, The Gallivan Center. Why would people use that little corner park bordered by busy State St, when they could walk across the street to Gallivan?

That corner is prime for a high rise, and potentially a new tallest in the future. It's an ideal location for a new tallest, no matter which direction the skyline is viewed from there will be tall buildings on every side. Which is a complaint that a few forumers have had with the CCH being the new tallest, if it is built on RWP, that it would make the skyline look lopsided. The Carl's Jr. site would be nicely centered.


On that same note, while the CCH hotel may end up being the new tallest, and if it is on the RWP site, it may lopside the skyline for a few years I don't think it will last to long. There are simply to many prime parcels available for another new tallest to balance it back out, and I wouldn't be surprised if that happened in the next 8-10 years. The primest (I know that's not a word, but it fits) locations to balance out the skyline with a new tallest would be Main and 1st (behind the white Zions), and Carl's Jr. Other locations to balance out the CCH on RWP would be Zephyr, west of Zephyr, City Center (4th and State), and adjacent to Harmons on the west.

Hey guys! I've decided that I'm going to viciously murder the next developer who uses orange bricks. Think about how pretty gateway would be if it wasn't exclusively orange or how much nicer 99 W would stand out in our skyline if they didn't choose Run-Down-Parkinf-Lot-On-North-Temple orange bricks but a darker or pure white shade of brick. They might as well pave west temple in orange bricks with weeds growing through and failed downtown rising trees.

EDIT: and the blue glass thing. I'm going to put a hand blender on the head of the designer that though an orange brick building would look good with blue glass, and whoever made the regent dark blue. 99 West looks like a damn portal tower.

The most likely location will be the building and area around it where the post office is located because it is the path of least resistance and the second best location next to some amenities.

The best location (if we discount everything already there and just look at proximity to the front entrance of the convention center and amenities) is the strip of land that includes the Dinwoody Building. I might also add that this is the exact same location relative to the front convention center entrance as the Denver Convention Center Hotel.

Look at how City Creek Reserve moved instantly to take over seeing that 111 gets built to make sure there were no delays in putting the new theatre right next to City Creek Center as soon as possible. Zion's bank is very involved with the downtown alliance, for a fair market price I'm sure they would easily sell to keep as much energy coming from the convention center hotel near this alliance of city creek, temple square, and the convention center. Main Street getting beefed up comes first over other parts of the city.

So why did they not sell their land for the theater? It just doesn't add up...

Not sure I follow. The LDS Church sold the land for as low as possible because they wanted a magnet like the theatre for City Creek. They jumped back in for tower 111 because there was a pulling out by Hamilton that could have slowed down the project (which they want done and done soon for improved draw to City Creek).

The rumor you are referring to was the plan before the remodel of the building that became their current headquarters. The land is not sacred, Brigham Young didn't smack it with his cane for Zion's Bank like he did for the land of the Salt Lake Temple; I'm sure they could build an hq on other land if they need it.

Yes, that strip of buildings is in the same location as Denvers, relative to the front door of the Salt Palace, but remember part of the CCH proposal is more convention space, as part of the Salt Palace. My assumption is that both meeting space and large hall expo space is needed in the Salt Palace expansion, so that property directly across the street doesn't have the width necessary to accommodate large hall expo space.

People seem to be forgetting that the TIF incentives are not for the hotel, but the convention space and parking within the hotel. So unless a tunnel is planned under W. Temple I don't see the Bennett building/Arrow Press/Dinwoody as even a remote possibility. I'll repeat myself from a recent post.

How can the county promote the increase in total Salt Palace square footage when the increase isn't connected to the existing Salt Palace? They can't! So while many property owners may think they are the running for CCH, in all reality very few are.

Zion's Bank was approached about their parking lot long before the PRI property was even considered.

I heard about the future plans for a new zion's bank headquarters tower less than two years ago, which is more than 5 years after the Zion's Bank/Gateway Tower East remodel was completed.



So all I have to do to make some ground "sacred" is to smack it with a cane? Why didn't I think of that?! I could have saved the old prudential savings bank building on religious grounds!
