A dumb question about FAR.

Suppose I have a site that is 1 acre and it is zoned RG-3 and the land use is MDR. How much can I build there?

(Assume it's not in an SPI or other special district).

I'm looking at the LUI table under Chapter 8 of the zoning code but I don't understand how to apply it.

The 3 new proposal look great. The question however begs: Will we actually see these built? We had plenty of proposals throughout the last year and hardly any have actually broken ground other then the Student apartments.

Unless my eyes deceive me, it appears from the latest renderings (#6 in the link above) that they are going to develop some greenspace where the current dome sits? That would be fantastic if they found somewhere else to put all that parking!

I said I'd wait until there was something more than piles of dirt before I posted pics of the project on the north side of Bishop St, just east of 17th & Northside Dr. I lied. Here's a pic of the piles of dirt. Today, a crew with a high-powered squirt gun sprayed part of one basin (front left) with green stuff (fertilizer, water and grass seed?) and then laid anti-erosion mats on top of it. Here's a panorama. Photo by my li'l ol' iPhone.

This is looking north. 17th St & Northside Dr are to the left. The street behind this property is Trabert, but this project doesn't go that deep. There are houses on the south side of Trabert that border this development. The building to the right is a movie production soundstage for a "major studio".

That Azure on the Park proposal is way too massive in scale for that neighborhood. Wouldn't mind it someplace else, but not there. The other two proposals look great!

I think you must have misunderstood where that is. There are plenty of similarly sized buildings around there (in fact it's only a block from the Midtown Mile). Maybe your definition of "neighborhood" is just a whole lot narrower than mine

I understand exactly where it is. And it is massively out of scale to its neighbors on the north, east, and south. It's going to look brutal on Piedmont and 11th. Maybe your definition of "scale" is just a whole lot different than mine.

Due to some zoning decisions made over 20 years ago, the historic low-rise buildings in that area are all zoned for high-rise development and will eventually go away. This project is merely taking advantage of what has been allowed in the area for decades.

Downtown hotel to become Crowne Plaza/Staybridge




A New York based developer, AWH Partners LLC, has a deal in the works to acquire the 501-room Melia Hotel Atlanta, the city’s 11th-largest hotel, located at West Peachtree and Linden.
The hotel will initially open with all 501 rooms branded as a Crowne Plaza hotel, said Bill DeForrest, president and CEO of Deerfield, Ill.-based Spire Hospitality, an affiliate of AWH Partners that would manage the hotel. Crowne Plaza is an upscale IHG brand that targets ambitious, career-focused travelers.

Early next year, a multimillion-dollar renovation would commence to convert 102 rooms into a Staybridge Suites hotel, located on the top six floors. Staybridge is an extended-stay brand that offers a home-like stay for its guests.The remaining 360 rooms would stay as Crowne Plaza.

All the upgrades are expected to be complete by early 2016.

“The renovations include complete guest room, guest bath and guest corridor transformations, as well as a completely new public space layout and interior design package,” DeForrest said. “The hotel was originally built in 1972 and hasn’t been significantly renovated in the last seven years.

Keep in mind also that this is a very preliminary render. You can tell by looking at it that the scale is wayyy off. Keep in mind the Loews hotel is a decent chunk taller than this building will be, yet in the render it appears to be shorter. The 5 story building across Piedmont also looks much shorter than this building's 5 story base. They also show the building going all the way to Juniper, which it will not, which may explain why the scale looks so far off. It's not nearly as large as that rendering makes it look.

Well, you're wrong about the north... this will be on Piedmont at 11th, and there are highrises on Piedmont at 12th and 13th. You can already see several such buildings if you stand where this one is going. The suburban character that area once had is long, long gone. I guess we'll just have to agree to disagree.

CONGRATS! I was on there this morning and thought, hmmmm, that looks familiar. And then saw he credited you which is awesome! Can't wait to see the updated one!
