Thx for the link. 850sq. ft. for $1,730/month, apprx: the size of a small 1 bedroom apt. Not cheap. Enough to walk in, go to the counter, order and leave.

Besides that, I am interested to here what's brewing on Pacific and Lily.

that's not too bad, commercial space lease is priced alot diferent that residential space.

Has funding run out for the continuation of the SHED streetscaping enhancements this year? I don't see any action happening on any of the other streets in the district this season.

The streetscaping for the SHED around CentrePoint should happen around mid summer. This is essentially Phase 2 of the SHED streetscaping.

Maybe not bad if you're running a business that doesn't depend almost exclusively on walk-by traffic, which is still fairly scarce on Waterfront (even though it is far ahead of where it was just 5 or 6 years ago).

Based on what I've seen so far this year, Mere/Cibo has drastically changed that. There's still much more to come, but this month has had way more foot traffic than last year, in my opinion. At least around Sky. Not sure about around Ship Street Village - those will take a while and will require a lot more Exchange <-> Forks foot traffic.

^ On that note, I thought Ship Street Village was absolutely the wrong building to put on that spot from day one, and the abominable occupancy record of the CRUs would seem to confirm that. Too low density, small and awkward commercial spaces. I guess it could eventually become more than what it is now, but it really kills what could have been a nice flow along Waterfront Drive. It just feeds off the surrounding density without really adding any itself.

Having a hotel certainly makes a difference because you can always count on a few people wanting to go out for breakfast, a cup of coffee, etc. It won't be a game-changer on its own but it can only help when it comes to attracting an entrepreneur to set up a cafe, a convenience store or some such.

On another note, I see on the Canada page that Edmonton broke ground on a new 29-storey office tower in their arena district, to be occupied mainly by the City which will move workers there from other sites. It made me wonder what the chances are that the City of Winnipeg might one day centralize some of its functions scattered around the city? A new 15 storey tower on the site of the PSB or immediately adjacent to the Playhouse on Main Street would be a nice boost to the Exchange District.

Pretty impressive the impact that one tower can have. I'm looking forward to seeing it in person next time I'm in the peg.

Alt and glasshouse will do much for both the skyline and streetscape, among other things such as adding downtown population in glasshouse's case

Does anybody know what's happening with the fort rouge yards/ Mike Holmes development? I went past there yesterday and there was no activity at all; no workers or vehicles, not even any cars at the presentation center... It looks like they put down gravel for the roads and then stopped

Yards at Fort Rouge Update

Road construction will resume in August and once completed phase one will begin construction with expected completion around March 2015.

Phase 1 is more than 50% sold.

So... Looking over some reports going to community committee this week, it seems the City is planning to pay for upgrades to Plessis @ Gunn. They say at current levels it is fine, but:

So, why is the City paying for this if it is a direct cost due to development in the area? This is the most backwards idea ever. Make sure to also check out the Class 3 estimates for the cost. Only 1.32MM, which will be debt services.

Why does the City not force the Northwood developer to pay for traffic improvements that are a direct result of their development?

Don't forget that Gunn Rd and Plessis intersection is also the dividing line between Winnipeg and the RM of Springfield (dividing line is middle of streets i.e. north side of Gunn and East side of Plessis are in Springfield), so I would expect that there would have to be approval and a cash contribution from the RM before anything happens. This would be in addition to any developer contributions that may or may not happen.

Look how long it took before Gunn Rd got paved. Springfield delayed approval until they got money from one of the govt infrastructure programs to pay their share.

Add the fact that any traffic signals have to tie into the CP rail crossing signals for preemption protection and it could be years before anything gets done.

looks like the sale of the city works yard in Transcona might of taken a bit of a twist.

The city now has a tender out named:

"Request for Expressions of Interest for a Joint Venture Partnership with the City of Winnipeg for the Sale and Redevelopment of the City Owned Property Located at 1500 Plessis Road/849 Ravelston Avenue West Winnipeg, Manitoba "

This is for the same land that was tendered for sale with a closing date of Feb 14/14.
