Will this area ultimately attract wealthier Vancouverites to reside to Brentwood? How about the mall... will they succeed in attracting new businesses? The biggest issue is the close distance to Metrotown... So, if you are say Victoria's Secret... would it make sense for them to open another location in Brentwood when Victoria's Secret already have a store in Metrotown...?

With the exception of Metropolis, the closed mall concept in Vancouver is going the way of the dodo.

I wouldn't be surprised to see some high end retail take a gamble and set up shop in the new Brentwood village.

Many people from Vancouver already travel to Metrotown, if Brentwood can be more appealing and offer a good variety of shops I don't see why it wouldn't attract a high end clientele.

Its also important to keep in mind this is a billion dollar build out, I doubt Shape, and the lenders would be willing to bring this to fruition if the projections weren't favourable.

It's already a pretty expensive area on just geographical location and skytrain access. The rest will come.

But how could you be ready to buy there and not know the plans for the mall?

Even if you don't know the exact makeup of stores or form of the building, you can make a pretty educated guess that there will be a substantial retail centre there. This isn't exactly precog territory here.

Yeah well I didn't do enough research back in 2005 for my place so you can bet I'm going to research the hell out of the next time I give someone $300k+. Especially since the market doesn't require an instant offer like it did back then.

I lucked out in a lot of ways but 1) Lower Lonsdale blocks are like three Vancouver blocks, so being three blocks from the seabus ended up being a 20 minute walk and 2) I didn't expect there to be a children's playground park directly across the alley. Luckily very few people can afford to have kids on the north shore anymore.

Sorry, but that is a little bit of a stretch. Metrotown is obviously super busy, but so it Pacific Centre which is expanding, and so is Oakridge Centre which will also be expanding (they will be adding outside retail as well but the enclosed mall will be kept and I think expanded as well with the redevelopment).

A better statement would be that enclosed malls that are not integrated well with mass transit are going the way of the dodo in our region.

Lack of affordability is bad, not living around screaming children is wonderful.

I believe the final design will be very close to Mexico city. The video renderings posted earlier showed a very similar concept, though I believe there will be quite a bit more single level street scape retail.

And yes, seeing quite a few tents camping out in front. Who knows if its a publicity stunt, or genuine interest.

north burnaby is said to have a pretty high average household income, plus it's close to SFU with students and faculty who live in the area as well as BCIT close too

i can't see many places setting up duplicate stores in metrotown and brentwood, i think it will remain a neighbourhood mall with the kind of stores it has now, unless they can add some attractions and make it a place where people want to go, plus the owners of brentwood own lougheed town centre mall and have ambitious plans for it as well and its about 10-15 minutes east and that mall is doing better than brentwood and has some stores like H&M, sport chek, the body shop, the bay, walmart etc. and seems a lot busier and in a busier area than brentwood

seems like they face a tough road to get any big name stores in either mall

Doubt it.

Regardless, I hope sales go well because I want to see that ugly parking lot turned into high end retail with a nice central square.

Anything beats acres of parking stalls.
