Why is there a tree above one of the bell towers? The one with the flag has a Christmas tree on it, it couldn't have just started growing.

Looks like work's started on the renovation at 15th & Chestnut. I forget what's happening here exactly.

Pretty sure that was residental and mostly studios? I remember the number 180.

They started this a few weeks ago, but this is the first outward sign or work. Workers have been hauling out demo debris for a while and they closed down 3 of the ground floor retail outlets so that Wendy's can move to the west.

I surely hope they do something to the outside of the building to make it more attractive. It can get any uglier, thats for sure. I think this kills the rumors of Temple replacing WP with a stadium.

On the contrary. They will demolish some of the building to make way for athletic fields and recreational space which they will move from the 15th and Norris vicinity. They will then build a stadium at Broad and Norris.

Is that really happening or just the word on the grapevine? It seems like a really long uphill climb for Temple to get their football stadium at this point. Seemingly everyone is against it, near neighbors, a lot of alumni, etc. I have no doubt that Temple will eventually get their football stadium, but it seems far off at this point.

From what I heard from a very reliable source Temple's Master Plan will be released in the next upcoming months and will include a new stadium about 3 more educational buildings, Johnson & Hardwick hall being demolished, renovations to existing dorms, and new dorm buildings. He said that they are looking at spending close to or over $1 Billion in the next 3 years. It will be interesting to see if this actually happens.

Any idea whether it is public or private investments? And whether they will be borrowing from banks/institutional lending to get this done?

oh ok, didnt understand that part of the plan. I just figured they wanted the stadium on broad. But 15th and norris makes sense because the large garage is already located near liacouras center.

I understand we're talking about the city but once formal family home type neighborhoods reach those rates normally there is at least a decent public school in the area. There are other philly neighborhoods that have rowhomes that go for these rates but are in decent catchments.

Why are we talking about this? There are hundreds and hundreds of million dollar homes in the city - from these new condos in Old City, to high rises in Rittenhouse, to stately mansions in Chestnut Hill and West Mount Airy. And yet all these people managed to find a workaround to the city's poor schools. Expensive homes being developed in the city is not news. I don't get what the fuss is about.
