The new Hines Proposal is appearing more and more legit. There several local news articles about it now. If it gets to that point it's 3/4ths a sure deal.

I truly just wish they would go Big go Bold and develop a nice 70/75 story new signature tower. The location and time is ripe for such a development in this city.

Maybe another one will cine along and Go Big. But either way this is encouraging and awesome...

A large rendering of this same building was on the front page of the Denver Post in 2001. Just sayin'...

Hines press release:

“With all of our equity funding now in place, we are building this project on a purely speculative basis, which is a testament to the strength of the Denver market and our confidence in its future growth. We plan to own this building for a long time, and will be delivering the high level of quality expected from a new Hines office tower. Pickard Chilton and Hines have an exceptionally successful track record of developing best-in-class office projects in North America, and we are pleased to be delivering the next landmark office tower in Denver,” added Hines Senior Managing Director, Charles Elder.

I think things were a bit different in 2001:

Skyscraper closer to reality
Hines secures first major tenant for office tower on 15th Street

via Denver Business Journal 04/01/2001

Quote:
Representatives from Hines Interests LP say they have secured their first commitment from a major tenant for space in their 42-story building planned for 1100 15th St., and if all goes as planned, construction of the building could begin as early as July.

...

These commitments are critical because Hines will not "pull the trigger" on the project until it has secured tenants for at least 200,000 square feet of the 640,000-square-foot building.
That's a whole lot different than:

Point taken, point taken. I was more responding to blm's statement that, "If it gets to that point [local news articles about it] that it's 3/4ths a sure deal." I don't think he was speaking to the content of those news articles.

Hey, did we ever find out which base was the most current rendering? I really like the one with the differentiated beige bottom.

If construction could begin as early as July (lol yea that will happen) That means the design and everything is finalized. No changes can really be done at this point.

The only guarantee on life is that Hines will not suddenly say "wait, lets add 15 floors to.something that is already designed"...

I think that's still a design decision with Hines. I hope they stick with the beige. A 100% glass curtain wall would be a little too... glassy? ... for my taste.

Given that rendering is from Snavely, the developer, I wouldn't think they would use an old rendering. If it's not an old rendering then awesome. I love the green strip and the glass curtain wall.

Great site for historic photos, etc., of Denver

https://www.facebook.com/TheDenverEye?fref=photo

Read about it in this week's Westword...Some fascinating downtown pix.

Has a companion site here: http://www.thedenvereye.com/

Not updated as often as the FB page, but definitely worth the time to examine.

Damn, Denver's incessant use of beige and brown and has conditioned many to need some earth tones as a comfort device in a design. Give me the all-glass one.

It's a pretty nice project that will give Speer a different flavor of facade, but I don't see who both renderings can't be accurate as they show two different elevations of the building and the one aspect that they share appears to be very, very similar.

The rendering on the press release and on the Hines Facebook page shows the beige box.

2001 eh? That's weird, I remember back in 2006/2007 the proposals were pretty strong and the local media mentioned it.

But maybe this is now the third time they've proposed it? And if so? The third time is the charm though this tier will rise!

OT but anyone got any pics of where our tallest crane is right now? Well I think it is our tallest anyway. Over at the refinery those two huge tower cranes that will be putting up another smoke stack or 2 ?

I moved the 4 pages or so worth of DIA transit / rail door chime discussion to the transportation thread.

I have no great love for beige, but all-glass buildings are boring up close. They look great in renderings but make for mediocre urbanism. At its worst beige can be awful, but at its best it can be much, much better.
