There is "some" insulation. R2?

My concern is more about the longer term reliability / liability. Replacing glass walls when leaks form is an expensive deal for owners. I suppose you could start a new personal savings account for when the contingency won't cover and it needs to be a special assessment.

I do like how this one looks though. I like the current wave of stepped buildings.

Some double and triple pane glazing has higher R2 values than insulated walls.

6th and 10th site almost completely clear now, where's that pile driver?

I received a flyer in the mail from Carlisle Group. They still have 11 units left to sell in Riverfront Pointe.
"Final clearance. No reasonable offer refused."

I think they've been auctioning them off for years lol.

Drilling has started at District, site prep started at Tela - both in Mission.

Grosvenor replaced the grass in front of Drake, and now looks like they're replacing dead shrubs/plants. Good sign from a developer with aggressive expansion plans here.

Mission 34 says they hope to start construction in August or September. Originally they planned to start in November 2013 but somebody came up with $25 and appealed the approved project.

Don't they still need approval? The community won the appeal, so they are trying a DC bylaw tied to plans, effectively taking SDAB out of the equation and making the decision entirely up to council. Very clever strategy, but could incite a riot at the public hearing.

Thanks for posting the decision.
And that is why greenfield developments are preferred in Calgary because the developers don't have to put up with any NIMBYBANANA bullshit.

Its clever and unfortunately happening more and more. Bentall Kennedy had to do a similar thing for Royal View East after it was appealed the first time, and there are more projects in the pipeline that are looking at that approach to if they have any 'controversial for the local vocal minority of nimby' type elements.

So the complaints are

1 too big (does it conform to the site's zoning?)
2 Not enough articulation
3 concerns it will shadow the house behind it
4 poor visibility at entrances (and 2 parkade entrances)
5 worries about street parking

So 5 isn't really the developments concern, if it's a concern for the community then that's where permit parking comes in

2, I don't know enough about the design to comment
4 sounds like something which could be mitigated

3 is a tough one. If someone has a house in the Beltline and a high density development went up that would shadow the house and yard, people would say well you live in a high density community, suck it up. If it's not a high density community, I think i'd be pretty pissed if I would never have sunlight in my yard/house again, not the mention the potential difficulty selling it.

I ran into this interesting listing on MLS. I think this building (Vantaa by Niklas) has come up before on SSP. While the floorplan (unit 303) and window sizes leave something to be desired... I do like the scale and minimalist Scandinavian style of the building.

I should add that the aesthetic this attempts to go for is perhaps better achieved by 'The Block'. Thoughts?

Aura I is looking really good now with more finishing touches including red and grey alucobond throughout the podium. What a difference in that area together with the new park. There was a massive group of cyclist at the Chinook arc piece, should have taken a pic with Aura in the background
