Two East Boulevard shopping centers have been sold, and the new owner already has plans for upgrades and several more stores.

Atlanta-based Monarch Investments bought the Promenade Montgomery at East Boulevard and Vaughn Road as well its neighboring center, Promenade North near Home Depot, for a total of $14.4 million.

The Promenade is anchored by Winn-Dixie and h.h. gregg, and sold for $10.8 million. Promenade North includes Harbor Freight and Rock Bottom American Pub, along with several other tenants. It sold for $3.6 million. Home Depot was not included in the sale.

Both centers are getting some new additions.

Kathy Dennis of The Shopping Center Group, which handles leasing for the centers, said the new owner is pouring $2 million into the site to pave the way for a major store in the former Sports Authority building in Promenade North. Once that deal is finalized, the nearly 43,500-square-foot building will be the home of a retailer that's new to Montgomery, she said.

"It's a national retailer, and they are going to make a significant change," Dennis said. "It's going to make a huge impact on the entire Eastern Boulevard. It's going to have people coming back to East Boulevard who've done everything out at EastChase."

The unannounced retailer considered the EastChase area before choosing Promenade North, she said.

A separate lease is pending with Alabama Beverage Control to bring a retail ABC store to a 6,000-square-foot space in the Promenade. Once finalized, it will bring occupancy to 86 percent.

The Promenade North will reach 75 percent occupancy once the new retailer is announced.

Its not huge news but we now have a Jimmy Johns at the corner of Narrow Lane and Carter Hill. Just noticed it so not sure how long it's been open or if it was mentioned in the newspaper.

Although I hate paying someone else to make me a sandwich, JJ is a great option. Their bread is always so fresh and so good.

More residential property coming downtown. This will be a major redevelopment.

Construction of the lofts on Maxwell Blvd. will start soon. 164 luxury one and two bedroom lofts. Should be completed by late summer of 2015. Stone River closed on the sale of the land last week. There are two parcels that have not been purchased that are closest to I65.

Since the opening of the first location, the response has been great and another one will open somewhere in the Alley. No space or date has been announced yet.

250 lofts are the works for this year alone including the two under construction on Maxwell Blvd (164 for Maxwell Heights) and Bibb Street. 10 lofts are set for the upper floors of the Sou La Terre building above the liquor store. 45 are planned for the Market District on Dexter.

I've heard that the property with the skatepark that was at one time planned to have a 6 or so story loft/retail building has been scraped. Not sure the reason. Think the city has put marketing that land on hold.

Also seems a bit funny that the old Capital Inn property is still vacant when the mayor was so thrilled to mention that 2 serious developers were looking to build on that property early last year. Anyone know if that's a no go or still something working behind the scenes?

The 41k sq foot store will go up on Federal at the old Bonnie Crest site. It will include 3 smaller outparcel retail spaces and gas station.

The Kershaw Airport in the Kershaw Industrial Park will expand to a private hangar community for aircraft owners, each pilot will own a piece of the airport based on market research. Kershaw has been receiving a lot of calls from pilots to land their and the east has grown enough to make it feasible to enlarge the airport. It will still be for small private planes so minimal noise pollution. More hangers, a fueling station and a FFA approved GPS approach are planned to be installed.

The demo of the school started last week and will continue till May. The 12 acre site will house 12-15 retail spaces. Good news is it won't be a Walmart Market. Hoping it would be a mixed use residential/retail development.

Also the city is planting trees in the median of Atl Hwy so hopefully that is a sign of the Atl Hwy corridor redesign.

The DOT is doing a traffic count for Ann Street at the intersection of Madison. Thats the first step to roadwork which means the realignment should take place later this year.

Montgomery led the state with a 4.9 percent jump in overall hotel room occupancy that year.

That level of demand helped attract the attention of Ram Hotels, which is building a 109-room Hilton Garden Inn in Eastchase.

Strange said the rising occupancy rate has the city close to landing another “flagship” hotel, and they hope to make an announcement about that deal within the next few months.

“The Camellia Bowl was a huge add for the city,” said Calvin Cherry, DoubleTree director of sales. “You get to the middle of December, and the well runs dry in terms of corporate traffic.”

The inaugural Raycom Media Camellia Bowl and other downtown events in December had a big impact on bottom lines nearby. Downtown hotels had 18.5 percent more business than they did in December 2013.

“Traditionally, December is a down month for us,” CVB Vice President Dawn Hathcock said. “The downtown hotels did very well. Restaurants all over town had good business.”

The airport reported an overall 4.3 percent year-over-year increase in passenger traffic for 2014. That growth accelerated with a 24.5 percent year-over-year jump in traffic during the traditionally slow month of January.

All three Montgomery airlines had double-digit year-over-year traffic increases in January, the airport reported. It said USAirways rose 10.3 percent, American Airlines rose 24.9 percent and Delta Air Lines jumped 28.8 percent.

The overall level of traffic remains lower in Montgomery than Birmingham and Huntsville, but the gap may start closing.

At a November air industry conference in Montgomery, airport officials spread the word about steady increases throughout last summer. Several industry officials described their Montgomery trip as "eye-opening," and Gentry said multiple airlines asked to meet with the airport as a result of the conference.

The Foshee Companies put the clock on the long-vacant Belk building near the Court Square fountain. The countdown ends at 10 a.m. Thursday — the same time as Montgomery Mayor Todd Strange's weekly press conference.

The Foshee Companies have been responsible for several major downtown projects over the past decade, and they've spent the last few months gutting and renovating several blocks of structures as a new "Market District." They've teased the announcement of their previous projects with digital billboards, social media countdowns, riddles and more.
