Ahh, I see. I might be okay with that then.

Would it be "worth it" to put up a small building there? I would prefer to see some type of business in there, be it restaurants (don't want to oversaturate the market), entertainment or something as opposed to low rise residential. I see that area more as a public space, then people living there. People living on top of parkades next to the tracks I'm okay with.

I like the idea of people living on both sides of the Provencher bridge. There's been a fair bit of development immediately to the east of the bridge, but the west is a big dead space in terms of residents.

^ There is no reason that Provencher/William Stephenson/Pioneer should not be fully integrated into the urban fabric. Make it a nice walking street lined with attractive buildings. Once buildings go up on the corner that rypinion mentioned, the next place should be on the northwest corner by Shaw Park, where there is currently a barren concrete plaza that nobody ever uses.

there was a proposal for the Portrait Gallery to go on that site a few years back...I agree it should be built up...along with the parking lot at the ballpark....a strong urban edge bridging the forks to downtown.

The owner of bathgate won't sell, if that's the area you're talking about. He owns 2 of the parking lots, and 3 of the buildings in the area and has made it abundently clear that he doesn't want to sell the buildings/lots.

No, I meant the same intersection as the one rypinion was talking about.

I've sort of given up hope on the surface lots at Westbrook and Pioneer... they are sort of in a surface parking sweet spot given that they're close enough to P&M to be appealing to workers there, and they are also busy many summer evenings for baseball. Yet they're in a bit of a no-man's land between downtown and The Forks that no one is really clamoring to develop.

Ahhh this is a much better render than the one I posted earlier, that you posted initially.

Yes, 1st phase as earlier mentioned, 20 units, 2nd phase as sales go. This cube design is very prevalent across the city, not only in Osborne/Crescentwood but in general.( see waterfront/exchange). It's very...(Borg like)..But i have a soft spot for architects(family thing), so it seems to be a very prominent feature that they are using in their designs. Where and when this style started I better leave to those in the field.

Sorry, for some reason I saw Westbrook in that list of streets...

The Green Space/Residential and Commercial, 60/40 split for the Forks property in question seems to lean quite heavily in favor of what the proponents of the CMHR wanted.

If more park space is the will of the people, so be it. I just hope we don't squander a huge opportunity at Winnipeg's premier destination area. I sincerely hope it's done right. (Oh, I love parks and greenspace).

There will be another one across the Street at Upper Fort Garry as well.

Make sure you don't confuse "green space" with "public space"...

He said the draft plan calls for about 60 per cent of the two properties to be devoted to public spaces, including lots of green space, a plaza linking the north and south ends of The Forks site, and the two public parking structures.

I don't, green space often includes space for the public, public space often includes green space for the public as well. Why are you debating semantics? Go for it.

I was just pointing out that the article doesn't say 60% green space. It says 60% public space, and therefore includes the parkades.

yeah, no just clarifying.....the Forks guys are not about trying to pull one over on the public...they have nothing but the best intention, I can vouch for that.

It kind of got lost in the shuffle but last week Winnipeg became the head office location of what is likely the largest architecture firm in Canada...one of the 100 largest in the world....The architecture part of Genivar, the company that bought Smith Carter a few years ago was bought by someone else and they partitioned off the architecture side into its own company called Architecture 49...its CEO is the former Smith Carter guy and the head office is in the SC building.

not often Winnipeg gets a significant new head office....they have 300 employees across Canada in 12 offices.

^Very nice to hear! A bit of a coup in the architecture world.

The whole engineering/architecture industry has been in flux over the last 10 years. Many small companies being bought out by large, multi-national corporations.

Thanks for the interesting news, trueviking. I always appreciate your contributions to these forums, by the way.

On another note (and generally speaking about the Forks / Ballpark area), has anybody heard anything about the Bond Tower? It's been so long I would assume nothing's happening with that proposal, which is a shame 'cause I thought the preliminary images looked pretty slick.
