Some activity this morning. They have brought in a relatively large crane and it was positioned in front of the closed liquor store. Strange place to start since they have fenced off the IHOP area.

Just for reference 3.25% for 5yrs is not that great, I gotten more then .5% off that rate on a fixed term and with all fees waived just this month on an investment property, on a personal property I could've gotten another 1/4 point knocked off. Shop around.
Yeah but this one is locked for me until the competion of the building. Am I missing something here???

My guess is this is preliminary work on the mall before they start on the actual Amazing. They have a lot of digging to do before anything will be coming out of the ground. It will be one massive hole.

At the risk of continuing this conversation... are you saying you can get 2.5% 5 year fixed rate on a personal property? That's awesome! Also he's talking about a 3-year ratehold at 3.25%. When I was shopping around back in 2012, banks were advertising a 5.19% 3-year rate hold so looks good to me.

Back to the development... Has anyone actually been through the presentation centre? I want this development to do well because I love the whole brentwood mall concept, but holy crap I would never buy one of these units. Majority of the floorplans are terrible (windowless bedrooms, long entry halls) and all but the (sub)penthouse and 3bdrm units have the TINIEST kitchen appliances (according to the sales guys only plans over 1000sqft have larger appliances). There is no option to upgrade.

The size of these appliances belong in a Studio unit.
These are from a bigger 2bdrm display suite

Tiny kitchen sink

Tiny 4-burner gas range

This one is hard to tell without anything for scale, but trust me it's a tiny oven that could maybe roast a chicken and that's it.

Just signed a 5yr closed at 2.8% on an investment property, had I instead refinanced my own home I could've shaven it down to 2.6% but I wasn't interested in going that route as I have other plans. I'm sure my rapport with the bank plays a factor bur probably not much, pm me if you want further details so we don't continue the derail.

I agree the layout of that kitchen doesn't make any sense. I can forsee this being a really tough sell to the owner/occupier segment and we'll probably see the units sold mostly to investors that don't have to live with it day to day. A shame as the location has a lot going for it.

OMG... I didnt even notice it while I was there... Do you take some more pics of the show units @Amazing Brentwood? I would like to take another look of the overall look of the kitchen. One thing that I dont like is how the oven is located at such a odd place.

Are you kidding? They're the mirror image of each other.

At a higher level, I think you will find that this isn't really a real estate purchasing / interior layout-focused forum. It's great to have new blood, so to speak, contributing to the forum, just be prepared for some push back or non-engagement with your posts and purchasing advice-oriented types of questions.

You seem like you have lots of interest in new developments, which is great. However it would be better if you could start a new thread for specifically discussing issues regarding purchasing/selling real estate

So now a living room is considered an additional feature?

When my last condo had this floorplan, I felt like I was living in a box and was getting depressed. I don't know - I just hate this style and it is so standard. Having a small divider between your deck and the neighbors will also never happen on my watch again. Notice the left condo has the divider on both sides of your deck.

I agree - having a divider on one side of your deck is bad enough. My last apartment had a divider on one side of my deck and in the summer when the deck door is open & the neighbours are on the deck, you are basically part of their conversation & have no noise privacy.

It won't be a problem because the divider is tall enough to give the owners privacy

Ummmm, no. It doesn't even block the light. That will be pretty bad for privacy.
