in my opinion the lower part should have been more smooth it is very rough.

IMO the 'roughness' looks great. It gives the impression that the glass is sliding off the tower and as it reaches that flare, begins to come apart. Very subtle, clever detail.

Random thoughts: I'm happy to see the green roof on the convention centre looking so green. Woodwards sure turned out well; probably my favourite high-rise of the 2000s. Jameson House's fenestration pattern of concrete and glass looks surprisingly similar to Bentall 1 & 2 (?). Brentwood's skyline is going to be wild by decade's end.

I apprecite the density the MNP Tower is adding to downtown. Speaking of density, in the picture, there seems to be a
rather decepit building right in front of Bentall 2. What is that? Surely it it is a candidate for redevelopment (and even higher desnity), or am I mistaken here?

The building in front of Bentall I isn't decrepit - it's brown, with the window shades showing through.
I think it's the home of Reveneue Canada.

Thank you SFU. Yes, this is a low-rise building, and (in the picture) seems ALMOST to abutt
the Bentall Towers - although of course there would be a roadway between. It is really shabby looking, if you look closely.
Unfortunately, I cannot identify it, but whatever it is, I hope it gets redeveloped ... soon !!

This issue came up on the "725 Granville" thread, of the limited high-end reail areas in the city, but is more appropriate here, in this instance' (or the retail thread? sorry, mods)
What about retail here on West Hastings? High-end fashion is already represented by Leone, and West Hastings itself is a mature, visually pleasing street,
with bronze and nickel reflective towers, more recently The Term Tower, then JH, and the intersection now being anchored in full statement by the MNP-Marine duo.
It's going to be one of the most walked in/looked around streets in the city.
A lot of hotels and cruise ships in the area, close to skytrain ....
can anyone say if this part of West Hastings itself might not become attractive to high-end stores as well? Could this be enhanced as a shopping district or not?

My God this is a gorgeous tower - I wish it was 50 storeys so it stuck out (in a good way) a little more.

Agree that it has a better streetscape and there's also Birks and Cartier. But I think they had their shot and pretty much everyone decided to go to Alberni, so I wouldn't hold out hope for a high-end retail district starting there. Also throw in the new retail space under the Hotel Vancouver. And the luxury brands seem to prefer their new flashy storefronts with metal/glass etc. vs the more discreet signs that would be allowed on a heritage building.

And I'm open to being corrected, but I don't think cruise ships passengers even are in that high-end market.

chanel moved briefly to west hastings after being on burrard for years, than they closed up in vancouver, with more presence in holt renfrew and now rumour is they will open a shop on alberni...

hugo boss also closed up its west hasting store a while back, it seems to try but doesn't keep em

These days, high-end boutiques seem to survive better if they open in a cluster with other boutiques or retail shops, especially next to one another. They used to be too spread out downtown to attract those occasional tourists or pedestrians.
Alberni street is a good start, but a well-designed indoor mall at a high-pedestrian traffic neighbourhood would definitely be best suited for boutiques to thrive. Sorry it's off topic again.

It would be wonderful if MNP tower has an underground link with small shops to Fairmont Pacific Rim Hotel and onwards to the Convention Centre, and another link to Sinclair centre, which is connected to the skytrain station and the mini mall and food court below the Waterfront Hotel. That would definitely create a more sophisticated urban underground fabric for pedestrians to move around the neighbourhood. I do realize that many of the buildings there are constructed with their "ground floors" on concrete platforms extended from the old coastline towards the sea.

MNP could never have an underground link to FPR the skytrain tracks run between the two buildings.

That ties in perfectly with what I was thinking of. It gives the district "connectivity." (could I ask you to explain the issue of the concrete platforms?)

He just means that the buildings north of the downtown escarpment have built out at the same elevation as the top of the escarpment with garages or air space below (and the roads are on elevated viaducts).
