^ Thanks for the great photo updates as always Harry.

I think Hubbard Place turned out quite nicely.

I like it quite a bit better than the previous Habitat/SCB project flanking the East Bank Club - Kingsbury Plaza.....

Very minimal site not giving away much information other than stuff like "A new rental concept in Chicago living" and "At the intersection of love and meme" and "At the intersection of taboo and tatoo." Looks like it will be called "Eight O Five"

What's the target demo they're going after with this marketing? Is LSD coming back? Gotta be some sort of particular substance-using set........a theater of the absurd-type campaign??

Anyway, back to the, er substance: I still find it curious that Smithfield didn't start the tower concurrently with the pre-cast garage......at least it would have been more efficient and time effective than waiting for the entire garage structure to be completed (just went by site, and still little to no visible movement within the tower footprint).....

I agree with him here, LVDW's sketch was good, but the actual design looked more like a transformer to me than a building lol, I'm expecting it to look more normal when revealed.

New Boutique Condo Tower Slated For River North

Quote:
River North's residential boom will not be stopped. In addition to an 11 story mixed-use development for 707 North Wells Street, developer Akara Partners has one more trick up its sleeve in the form of a 14 story condo development. Yes, you have read that correctly, more new condos are coming to the upscale River North neighborhood. The new tower will include only 28 units, which are expected to be high end luxury condos. In addition to its residential component, the building will boast roughly 4,000 square feet of commercial space, as well as space for 52 vehicles. Similar to its beige brother over on Wells Street, this development planned for 100 West Huron Street does not require a zoning change.

New 11 Story Development Coming to Heart of River North

Quote:
A new 11 story mixed use development is coming to 707 North Wells Street, in the heart of River North. Initially revealed last summer by Campus Acquisitions as a 12 story building, developer Akara Partners now controls the site and is moving forward with an updated rendition which will include 51 apartment units, 4,600 square feet of commercial space and 51 parking spaces. The parking and commercial space will fit into the building's two level podium, and the residential units will begin at the fourth story. According to a newsletter from Alderman Brendan Reilly's office, the proposal does not require a zoning change and will proceed as an "as of right" project.

^ 707 N. Wells is absolutely grotesque. Anyone have background on real motivation for the switch from modern with some promise assuming refinement to this trash?

Yeah, it's total trash. The one above is nicer, but why is there so much parking?!

Its probably based on a estimation on the developers part on the 28 units being planned. They probably figured some units might have 1-2 residents in it. Extra room as all 28 units probably won't have one person in all of them and might have 2 or even 3. Also, the commercial component. Parking for the employees.

I do hear though on another note that Chicago is having a parking issue. By that, I mean lack of parking which isn't keeping pace with current developments.

^ Oh... Really? So that's what Chicago's urban problem is afterall. Interesting. All this time, it's really that we just have too little parking downtown. Thank you to your great insight and tireless sources for getting to the bottom of this one. You've clearly nailed it. Identifying our core urban and transportation challenge is a massive step in the right direction toward solving the problem. Thanks very much guy.

^ Are you serious? Who did you hear this brilliant observation from, some pissed off lady in a Buick Enclave that passed you by? Give me a break....

Chicago has too much parking, and not enough transit. That's the problem.

Yeah I don't buy that for a second. I use carshare services and enter different garages to find many levels of vacant floors. You don't even need data to back it up, just a working pair of eyes to see that there's tons of available parking...even on weekends when tourists are driving in.
