Claridge Icon 45th Floor View

quite an impressive shot of what the view would be 45 floors up looking South East. I wish they had posted more views but this shot really gives you an idea of how tall this building will be.

Much prefer the view from about the tenth floor since you still feel a connection with the world below....and you can still use your balcony without being blown off.

Because it would be crappy. Who wants to live in some shit hole? Already a lot of places in Ottawa are so cheap and crappy that they end up not being maintained. Better to build something decent that people want to live in. Bringing back 1980s pricing would not be progress.

what you are missing is the cost of land - it's a huge factor in the economics of condo projects. the land for this project alone was in excess of $9MM! on a per unit basis, that is a big cost.

land is much cheaper in Aylmer/Gatineau.

Wow, that's some neat views from so high up. I think the views looking towards the South are much nicer.

so they actually raised the price of their cheapest unit from $263,000 to $272,000

Wow amazing views!

It's weird because usually, in other cities, you might be high up in tower but it doesn't feel THAT high becuase you can see other buildings and towers around that are also high or higher than you. With this one everything else is soooo flat, almost looks like you are flying above it all.

i remember staying in a condo in toronto on the 20th floor right in the middle of downtown.. it felt like we were on the ground floor with all the buildings towering over us..

when you think about 20th floor in ottawa, that's pretty high relative to the buildings in the city.. besides metropole are there any over 30 stories?

I'm curious, what is it that you like about the architecture?

Take away the fact it would be the highest building in Ottawa, and the design does very little for me. I'll admit, the renderings are nicer looking than Tribeca and certainly a huge improvement over the Claridge Plazas, but I really wouldn't call it a beacon of anything.

But I would be interested to know what design aspects people find appealing about this project.

Agreed 100%.
First off, builders can't afford to be in business if they charge 80s prices - especially now with the increasing costs (price of land/real estate increasing, development charges increasing, etc...)
Second, if they some how could charge 80s prices, the materials used in the construction would be extremely cheap, as would the labour, which in the end would result in a very poorly built project that would need continuous maintenance. That would just drive the condo fees up and up and up, and the project would be a total failure. And the idea of "affordable living" would vanish.
Like most larger cities, you can't build new affordable housing in popular or trendy neighbourhoods - it's just not economically viable.
As gentrification continues in Ottawa, you'll see the shelters and other cheap housing projects that around found in and around downtown be bought up by developers.

Hey guys

So my sister (who lives in Ottawa) says there are several 40-something floor towers in the works there. Is that the case? How likely is this (and the other big towers) to go ahead?

P.S....Ottawa is awesome! Just came back from a visit and came away really impressed with all the stuff going on, and just how vibrant the Byward Market is. I haven't seen any areas in Canada west of TO that have that kind of vibrancy and character. I truly think Ottawa is Canada's most underrated city...I hear so much about it being plain, quiet and boring but my experiences there are exactly the opposite.

This one will likely go ahead, but don't expect the ground to break for another 2-3 years or even longer depending on how long the excess supply lasts in the Ottawa condo market. There are other proposals from 39-55 floors that could potentially happen in the next 2-10 years, but are not a sure bet yet. We all have high hopes to see some interesting improvements to our skyline here!

Also, Ottawa is an incredible city and thanks for noticing. I was born and raised in Calgary, lived in Toronto, Montreal and London UK, but I chose Ottawa as home for the rest of my life

In 2 words: the height.
I meant beacon as the one building that would change the skyline significantly.
We've been through several designs for this tower, none of them were groundbreaking, but at least we'll have one buildiing significantly higher than the others.
Once it will be built people will see that it's completely fine. I think that the arrangement of several tall towers is more relevant in term of urbanism that the design of one in particular, especially at that stage =No more claridge plaza cluster.
It is important that at least one frigging 40+ storeys is built in the city. The seal must be broken.

55 Units now sold (17%). Looks like they sold about 10 units in the last month. If they kept that pace, they could reach 75% sales around 18 months from now. In either case, it seems to be slowly on its way to becoming a reality for the Ottawa Skyline.

I bet all the other stalled projects are helping the sales of this one. I'm still confident it will be built at 45 stories within four years.

Also important to note is WHICH units are selling. 1/3 of the units over $1M sold, including the $3.99M 'Goetz' Penthouse. That's $8.6M all together for those 4 units, which is like 29 one bedroom apartments in equivalent dollar sales. You can bet the larger units have better margins too.
