The Times reports that the official Request For Proposals was released yesterday, asking developers to submit plans for towers that will hold a mix of luxury units and some units that will be affordable to the middle class. The new buildings are the final development site in the park, and they will be located near Pier 6 at Atlantic Avenue. They can rise 31 and 15 stories and hold a total of 430 apartments. Thirty percent of those will be affordable to moderate- and middle-income families.

The choice to put affordable units in the development has irked some residents already living in the park, because, as the Times writes, they it's wrong to "divert even a portion of the revenue from the sale of development rights to nonpark goals," i.e. affordable housing. However, Deputy Mayor Alicia Glen pointed out that the park will still receive all the revenue from the development.

New Design: 414 West 15th Street

Previous posts on YIMBY had reveals of the Stonehill & Taylor design, though none of the images came close to its depiction in today’s post on 430 West 15th Street, which incorporated the former vision for 414 West 15th Street. The old plan for the building was relatively demure, though any high-rise in The Meatpacking is going to draw some attention, given the neighborhood’s generally low-rise nature.

Permits for 414 West 15th Street indicate it will stand 25 stories and 285 feet tall, with a total of 158 rooms spanning 108,979 square feet. The Schedule A reveals a host of occupants for the base, including a restaurant and several ‘drinking establishments,’ while the third floor will have several terraces; an additional event space will be located on the rooftop.

First Renderings Revealed for Cornell Tech's Residential Tower

When Cornell dropped dozens of new renderings of its Roosevelt Island tech campus in December, the residential tower was still a mystery. But no longer. Renderings for the 26-story tower were presented last night to Community Board 8 by Andrew Winters, director of capital projects and planning for Cornell NYC Tech, and architect Blake Middleton of Handel Architects.

Winters emphasized how the residential building, is being developed by Hudson Companies and Related Companies, fits in with the master plan for the campus, which is currently in phase one. Phase one includes this residential building, which will house students, staff, and faculty, an academic building, and a co-location building, as well as ample outdoor space all located at the northern most part of the site, where Goldwater Hospital used to sit. The residential tower is at the northeast corner, with green space to the southeast and a planned executive education center (not yet revealed) to the west. Phases two and three, which will be to the south, might not sprout for another 25 years.

I made a seperate thread for the residential tower. Given its location, it will definitely stand out. It is though insane how long the whole development/phases will take.

They need to completely redo Roosevelt Island, it was one of the ugliest places in NYC and I remember it being not too pleasing to walk around in.

frpm what i remember from the last time those plans came around, i'm pretty sure that those roosevelt island greenspace plots are future development sites, so people don't need to worry.

Data released by the Institute for Children, Poverty and Homelessness claims that median rents in the proposed park's vicinity have already begun to rise, 10.5-percent between 2005 and 2010 to $954, and even more in the last four years. With proposed new housing and commercial buildings surrounding the esplanade reaching up to 400 feet, some neighborhood institutions may get priced-out. Large retailers like BJ's and Home Depot have already taken up retail space in the neighborhood, with online grocer Fresh Direct taking its warehouse to just south of the proposed redevelopment site. "The changes have been no asset to us but the neighborhood is getting better," Glacken told the Journal, "It might push some businesses out but we're not leaving."

Big Greenpoint development site changes hands
New owners may develop three towers with more than 350,000 square feet

An unidentified buyer snapped up a large development site in Greenpoint known as 49 Dupont Street, where as many as three residential towers could rise adding to several massive apartment projects planned nearby along Brooklyn’s East River waterfront.

The buyer, identified only as Dupont Street Developers LLC, with an address at a Borough Park law firm, acquired the location for an undisclosed price on Monday from 49 Dupont Realty Corp.

The site is composed of 10 parcels with the addresses 2-36 Clay Street, 280 Franklin Street and 49-93 Dupont Street, and has about 260,911 square feet of as-of-right development potential, according to a listing from 2007. But sources said affordable housing bonuses could add another 100,000 square feet or more to the project, and the new owners were considering a plan to build three residential towers on the site, which is now occupied by one-, two- and three-story industrial properties.

The parcel is across the street from residential projects such as 77 Commercial Street planned by the Chetrit Group and Clipper Equity, and near Greenpoint Landing, proposed by the Park Tower Group.

301 East 61st Street

Permits for the building indicate it will stand 19 stories and 210 feet to its roof; the project will measure 44,730 square feet in total, the vast bulk of which will be residential. A retail component on the ground-floor will take up 1,035 square feet, while the remainder will be split between 30 residences.

Completion is expected in November of 2015.

CitizenM Gets the Go-Ahead from the DOB for Its 19-Story Bowery Hotel

Cellar levels will include minimal bike parking (8 spaces), a basement lounge, and gym with locker rooms for men and women.

HAP Seeks Permit to Build New Chelsea Condo

HAP Investment Developers has filed plans with the city to erect a new 152,436-square-foot condominium at 215-219 West 28th Street at Seventh Avenue.

The new building is expected to be 21 stories with 10,866 square feet of commercial space.

HAP filed an application with Department of Buildings today for a permit to construct a mixed-use building for the site, according to DOB records. The plans call for 77 apartments, automated parking and fitness rooms in the cellar, retail on the ground floor and a recreation space on the roof.

The architect on the project is WASA/Studio A, formerly called Wank Adams Slavin Associates. New renderings and more details on the project will be released in a month or two, according to Philip Stevanovic, project manager at HAP.

Urban Muse Prepares Demolition of 347 Bowery with New Sidewalk Bridge

Huge, Contaminated Greenpoint Factory Finally Sells to Developers, 400 Apartments Planned

The former Harte & Co. plastics factory at 280 Franklin Street in Greenpoint finally sold last week for $23,250,000, after two years in contract. The deal includes 10 separate properties along Clay and Dupont Streets that were part of the long-vacant factory complex, according to public records. The buyer is Williamsburg-based Dupont Street Developers LLC, but the signatory on the mortgage documents is a developer named Bo Jin Zhu, as The Real Deal noted last week. His company owns 29 Ryerson Street in Clinton Hill and has purchased development sites in Harlem and the Lower East Side.

Preservationists have spent years trying to save the 31,000-square-foot main factory building, a 1930s Arte Moderne structure with a unique curved facade. But the seller, Nuhart & Co., allowed underground storage tanks full of toxic chemicals to leak into the soil and groundwater, and the state declared it a Superfund site. The company made vinyl siding and sheeting at the factory for over 20 years before moving its operations out of the building in 2004. It will cost just under $10,000,000 to remediate the large property, the Brooklyn Eagle reported.

After cleaning up the site, Zhu’s development team plans to build a 400-unit apartment building with 200 parking spaces, according to the Eagle. They hope to build affordable and market-rate apartments, community facilities, and possibly a grocery store on the site. With affordable housing bonuses, the property has 400,000 square feet of development rights. The buyer hasn’t said whether the original building will be incorporated into the new development, which will be built in three phases.
