The building certainly won't be 100% completed with 100% occupancy by Nov. 2014, but it's complete plausible that the first resident will take interim occupancy in 6 months - they'll probably live through 9+ months of interim occupancy however.

My carry around camera, which I used for all these shots I've been posting, is a Sony NEX-3... Which I LOVE. I also post a lot of shots from my Galaxy Note 3 on here. For my photography business I use Nikon full frame gear.

I used to do a lot of photography on the side, not so much these days. You have to do weddings to make any money in photography in Ottawa and I'm done with that. I still do some food photography.

arch_life - Yeah from my interpretation of their letter, that's the occupancy date as in, when the first group of people will be able to move in, not when it's all complete for everyone.

Just curious, what makes you say 9+ months of interim occupancy? I'm just asking as someone not so familiar with how long construction usually takes and who is hoping to move in in November (on the 5th floor). Is there that much on this project left that seems like it would take 9 months of interim occupancy? I was under the impression the average occupancy time is around 3-6 months?

So August goal was a fantasy, and now November occupancy is likely a dream. Will this affect move-ins/ closes / sales? Likely anybody pulls out with the moving target date and a very shaky condo market?

Just like the stock market, with its ups and downs, experience has shown that over the long run, they are worth while investments.

Real estate is no different and can be even more advantageous for owner occupied units.

As the saying goes, buy when everyone is selling and sell when every one is buying.

I think the adage is be greedy when others are fearful and fearful when others are greedy. I don't think there is any fear yet. Condo market has lots more room to go down. Would really depend on when you bought and for what price. A long interim occupancy also really — as you are essentially renting from them.

If it was my money and I was an investor, I would pull out of this and pick up something in this soft market that I can rent next week.

What's the Tarion outside date? Anyone know? Isn't there a couple people on here who bought in this building?

The Tarion outside date is December 2015. So still lots and lots of time.

Still not getting why November doesn't seem doable for first occu

You are not really renting when you are in interim occupancy. You pay your taxes and condo fees as you would either way. You also pay interest on what you owe just as you will be paying after closing. The only difference is you are then paying a few hundred extra dollars in principle wrapped up with your mortgage payment.

Wow, that really makes the apartment building adjacent to it on Gloucester look pretty insignificant, doesn't it?

Wow it's really coming along well. So it was 90% sold in March, does anyone know the sales status now? Do you guys think November is still possible for occupancy?
