There are deed restrictions on all four corners of West Peachtree Street at 14th Street that require any construction to have the same ground floor and materials as One Atlantic Center. They are residual from when the are was planned as a "cathedral" of gothic skyscrapers with One Atlantic Center as the bell tower.

Ah, yes. Makes sense. I remember the proposal.

I'm interested to see the proposal for the other corner then, since we know there is also interest in that lot.

It's Official — The Clermont Hotel's Rebirth Is Under Way

At least according to the real estate blog, Curbed Atlanta. Their story is that interior demolition started this week based on comments from "officials". Developer Ethan Orley is quoted saying that construction will begin in earnest sometime this fall.

The plans of Atlanta-based G+G Architects will include a rooftop bar and "a restaurant with a notable chef to attract a local crowd," . A two-story parking deck will be added and a nearby house on Bonaventure Avenue will be converted into more rooms. The Clermont Lounge — the longtime basement home of Blondie and her beer-crushing bosom — is expected to remain untouched.

With this hipstoric project; the hotel portion of the 98 14th Street; the proposed 4 star convention center hotel; and a still secret stunner in Buckhead, Atlanta's hotel roster will have even more gems to offer in the future

Indeed. I was in the area yesterday and there were a dozen or so vans for some demolition company -- looked like a bunch of haz-mat people to me. Bet there's some gross stuff in there!

City plans to sell historic Atlanta Constitution building

Atlanta Alt Weekly, Creative Loafing, breaks the news that on Monday , Mayor Reed will start the process to prepare the 67-year-old building, considered the city's last surviving art modern building of its size and scale, by asking the Atlanta City Council for cash to clean up the long abandoned site - a task that could cost as much as $300,000- and then declare the site as "surplus" and place it on the market.

Today, it's a blighted property and that's not good for Downtown," says Melissa Mullinax, a spokeswoman for the mayor, said in an email as to why the city's selling the building. "The Mayor supports the resurgence in Downtown development and re-development. This property is listed as one of the Top 10 opportunities for redevelopment in downtown by Central Atlanta Progress."

The building is the latest city-owned property that the mayor wants to sell. Other properties include the Atlanta Civic Center and, most recently, Underground Atlanta. Reed wants to get the parcels back on the tax rolls and free up cash for next year's infrastructure bond referendum

Post Centennial Park

Post properties has filed permits for 422 units in Downtown. Post Centennial Park is planned for the two blocks east of COP Drive between Museum Tower and West Peachtree Place and west of Williams Street.

Will this be a tower or a low rise type building?

I just walked past that block yesterday and though to myself that if I was building new residential downtown, that's the first block I would choose. It's such a great location and there are plenty of nearby lots that it could spur more development on.

I believe low rise that nicely fill out the block with groundfloor townhouse units, similar to Post Biltmore or Post Parkside. It's just what those two blocks demand, in my opinion. I'm so over towers with zero street presence or mediocre attempts at street-oriented retail.

This is good news. That is one of several blocks they control in that area, I believe.

Hopefully this is just the start.

Terminus,

This is an interesting take on retail. I wonder if there is going to be greater attention to crafting the retail spots of new builds in Atlanta in town, esp. if price points in midtown (rents and sale prices of units) climb. I have read somewhere (perhaps on this forum), that "retail spots" created in new mixed-use towers across the country do not cater to many different potential tenants, but rather are best suited for restaurants and/or bars. Among this group national and regional chains seem to be the most successful and/or interested in paying what I'm sure are the price premiums for being located in new buildings.

Of developers looking to deliver in Midtown, do you think any are able to provide more than "mediocre" street-oriented retail given their focus on first creating a profit for their investors and second hitting the rental boom before $/sf rates start to level out?

There is so much potential in this area so this is definitely great news.

There's a full set of renders for the Novare 14th St project in the ABC. Besides the 13th Street elevation, it looks pretty good. 31 floors should make quite an impression!

New Braves Stadium renderings....not impressed. Looks like a glorified strip mall to me. And I can't stand that its not symmetrical.

More images here.

I think it looks great. It's looks ten times better than Turner Field for baseball. Tuner Field was NEVER considered in the top for baseball parks, which is crazy because it's relatively new. I'm glad that it's not symmetrical. I would be stunned if it was...it would lack character. When Camden Yards was built, that was one of the many things people raved over. So far this is a win for the Braves and hopefully GSU can get their bid approved for Turner Field. That would be a win for Atlanta!!!
