Years ago they planned an Ambulatory Care Center for this location-- here's an old rendering from 2010 or 2011:



They also have an active permit to add 2 more stories to the parking garage on that block along with a new entrance on the front, but its been a long time since that they were pulled:

I was at the Wash West Civic meeting where they first presented the building they just finished at 9th and Walnut-- they mentioned how the long-term plan was to building two low rise buildings on the big surface lot-- one facing 9th, one facing Sansom... but that was almost 4 years ago so I doubt the plan remains the same.

I wish they finished their 2006 master plan:

While I'm usually not one to complain about height, I would be disappointed if they built lowrise/midrise buildings here. This is the perfect location for some towers in the 400-600 foot range. Hopefully Jeff gets a little ambitious in their plans.

TJU's revenue has been down the last two years due to decreased number of patients... supposedly because obamacare causes insurance companies to tell clients to use cheaper suburban hospitals. NIH & NSF are cutting costs with indirects from annual research grants dropping from 40 million to 10 million in the past 10 years. Unless TJU is planning to do what no other hospital/graduate/medical university has ever done, and build a residential... I'm very confident this will become nothing more than a few stories tall.

I would like to see them partner with a developer who will add office space or residential into the mix. The lot is big enough that there could be a residential entrance on Chestnut and a hospital entrance on Sansom. Do it!

Thanks for posting! I wish they'd replace the ZooBalloon with a signature observation tower that's permanent, open year-round, and not subject to all the weather restrictions inherent in a balloon. I mean, if Adventure Aquarium can do it... but I'd want something at least 500' and more striking than the one proposed in Camden.

Yes, but as fun an idea as it is, it's just not a reliable attraction due to its touchiness when it comes to the weather. I've always wanted Philly to have its own unique Eiffel/Space Needle/Gateway Arch/CN Tower kind of icon, and the zoo location would be perfect.

I believe the " soar once more " balloon is a loaner , not a " replacement " . It will be returned to it's owner at the end of this season . As for a permanent replacement , how about another miniature Eiffel Tower . Maybe 250' / 300' .
........ Now all the zoo has to do is find a willing philanthropist ...... You interested ?

Oops , Late1 I just read your post ..... Guess that makes me kind of late too . Ok , Space Needle like in Seattle , with restaurant , plus observation deck..... Now that would be the ticket .

Ugh, the last thing we need to do is rip off another city's icon. Something completely unique, but classy and artistic - and at least 500'

Did you guys know there was a proposal for such a tower for the 1876 World's Fair in Philly? I'm sure it would have been torn down by now, but it would have been 1000 feet tall and would have looked like this:

Not exactly what I'd want - it looks like a giant oil derrick. We'd need something with some style.

I have mentioned this before, but would ove if they replaced the Zoo Balloon with a "Fairmount Gondola"

They could include a ride with tickets for the Art Museum and/or Zoo, and sell rides separately too. It would provide another way to access the Zoo which is somewhat separated from the rest of the park, and maybe increase visitors to the Art Museum if they bundle the tickets with he Zoo... Also, this of the Views this would have (boat house row, Water works, museum, the river and bridges, center city skyline (with CITC!).



Could potentially continue on to the Please Touch Museum and the Mann Center as well.

I have previously given the idea of consolidating TV antennas throughout the city (mainly Roxborough) to form a consortium, ultimately to have a TV tower (similar to Toronto) in Center City. The base would not require more than a half a block's space, and it can be very tall and novel for the city. Just a thought.
