First concrete pours have happened at Brookfield Place, and the first crane base is up. It looks like they are prepping for another 1 or 2 crane bases as well.

NYCC and Humber Bay are way too far out to be considered downtown. If you add the federal ridings of Trinity-Spadina and Toronto Centre together you get an area that's at the absolute limit of what I'd consider downtown.

Trinity-Spadina had a population of 144,733 in 2011 and an area of 18.55 sq km. Toronto Centre had a population of 130,323 in 2011 and an area of 13.34 sq km. So together you've got 275,056 in 2011 over 31.89 sq km. That's 8,625 people/sq km in 2011. In 2014, we're likely over 300,000 people. We'd need to get to 875,132 to equal Manhattan population density.

Keep in mind that about 40% of Toronto Centre's area is taken up by low density Rosedale. The western half of Trinity-Spadina is mostly 2-3 floor residential while a further 12% consists of the Toronto Islands. These 3 things take the overall population density down considerably.

The central core where you see the towers has far higher population density. My census tract and the next 2 over are all over 25,000 people/sq km as of 2011.

WOW ok First thanks very much for your response.

SO roughly 300 000 people in the d-town core?

How many units are in the pipeline to be completed say next 3 - 5 years?
Using only projects underway or sure to start. ( Like Massey , E, and Eau)

Is it safe to say 30/40 000 units?? ( I think we sell 13 000 - 19 000 ?year)

Do the majority of units become single dwellings, or is there a ratio of units/ people ??

Its quite a drastic change in pop .....

Wasn't it around 200 000 15 years back?

A good news /bad news situation depending on your point of view. But, Brookfield Place seems to be moving so fast, it may be finished before it can even claim top spot on the list.

Bay Adelaide East looks like it will be finished in under a year from now and is using a similar concrete core-steel frame building technique.

It will still be a year until the building is even at street level. So we still have 2.5 - 3 years of construction left to go. Are any buildings taller expected to go through in that timeframe? Maybe 156 Front, but I doubt it.

50 Bloor is going through approvals / revisions now could get chopped down to 75 floors or even 70 yikes! Still would be taller than Brookfield Place, has 2.5 years to beat the buzzer in my opinion.

Actually if they did cut it down to 70, its height would decrease by 12.5% (theoretically)... meaning it would be reduced to 242 meters, shorter than Brookfield Place.
