I just talked to a friend in River West who says he's seen multiple proposals for that site and none work out. Do we know if this one is happening?

Demolition at 200 North Michigan is now down to the final one or two floors above ground.

F*ck yeah! Leave it to the out-of-towners to propose some REAL TOD, both here and at Atrium Village.

Unfortunately, just wait until "the community" tears them a new one.

There are too many nice proposals in the neighborhoods that just seem to go nowhere.

I am starting to lose interest. Why bother? If banks aren't going to finance them, then we clearly have a perception problem here that needs to be addressed.

We appear to have a lending environment that is still stuck in the 1990's, believing that the only safe return on your investment is a strip shopping center with huge parking lots. I guess the tremendous potential of TOD in Chicago is not being marketed properly?

^^^ What are you talking about? Not every project can move as lightening fast as 1611 W Division. Considering 90% of these TOD projects we've been seeing were only announced in the past 6-9 months, it is completely unreasonable to expect that anything more than a handful of them would get going. The one at Clark and Belmont is just working on getting approved right now, most of these are in the approval stage. The bank can't give you a loan if you don't even have zoning yet...

Perhaps the confusion stems from the fact that the TOD ordinance doesn't actually make much TOD "as of right" because that would undermine the Alderbeast's power. It simply makes the request a variance under existing zoning (mainly dash 3's) which still takes time to get approved.

Regarding the Gonella baking site, I don't think it's going to face much neighborhood opposition. There are essentially zero single family homes nearby. There's not anyone there to complain. Something is going to go up there and this seems perfect. 363 apartments is going to move the needle in that corner of the neighborhood. Combine this with the inevitable construction at Milwaukee and Grand and I think that area is going to feel very different in 10 years.

I also imagine that Mondial set a pretty good precedent for height/density in the neighborhood, right? Tough to argue that these are too tall with that building around the corner.

Plus with a grocery store at the base I don't see how anybody could complain. River West kind of lost a fight against West Loop for the next cool neighborhood for living/working/dining so they should be happy to see something like this. The Seattle-based developer has a pretty solid track record of putting together community-in-a-box projects like this and it seems like they know how to get deals closed, even in Chicago.

I don't know anything about the alderman/nimby situation in that area but if someone throws chaff at this I'd be pretty surprised.

On a related note, the TOD at Lincoln/Roscoe and Paulina went in for PD last week. 5 floors, 36 units, 7 parking + 1 zipcar.

Plenty of townhouses and homes nearby, especially on the other side of Ogden.

side note: I really, really hate that god-awful Concentra building for blocking the view of St. John Cantius (Chicago's most beautiful church) from the big intersection. That building should really be demoed and replaced with a plaza like the one in front of Holy Trinity.

Here’s the deets as we know them:

Developer: Mac West
Architecture firm: Lowenberg Architects
Height: 418 feet
Residences: 450
Retail floor space: 6,746 square feet
Parking: 111 spaces
Bicycle parking: 155
Garage access: Via West Erie Street
LEED certification will be sought
Green roof: 27,695 square feet
Height bonus through the city’s Adopt-a-Landmark program
Height bonus for an upper level setback
Height bonus for contributing to the city’s affordable housing fund
The unit to parking ratio is quite a pleasant surprise. Another pleasant surprise is that according to one of the drawings on CAB, portions of floors 2 and 3 will be residential... no dead space directly above the retail!

More good news from Crains yesterday:

Quote:
Developer plans renovation at Chicago Avenue YMCA

Developer Peter Holsten said he plans to renovate the Lawson House YMCA, a single-room-occupancy building at 30 W. Chicago Ave., by adding kitchens and bathrooms to its units and expanding them to as much as 400 square feet apiece, from around 250 now. The YMCA of Metropolitan Chicago is expected to donate the building to a venture led by Chicago-based firm Holsten Real Estate Development Corp. later this year. The renovation, which could cost up to $100 million and may not start for another two years, would reduce the total number of units in the property from 583 to around 450, Mr. Holsten said. The Holsten venture has agreed to maintain the units in the Lawson House as affordable housing for at least 50 more years, a YMCA spokeswoman said, in exchange for receiving the property as a donation.

Some extra info for the hotel in Post #14299
----------------------------------

Quote:
A dual-flag hotel project is headed for the parking lot at 108 North Jefferson, according to details released in an update from 42nd ward alderman Brendan Reilly. The 23-story, 250 foot tower will contain 128 rooms under the Homewood Suites flag and 210 as Hampton Inn. The Jupiter Realty Company is managing this project with designs by VOA Associates. According to Chicago Architecture Blog, the site wont need a zoning change so development could proceed fairly quickly without the need for review and oversight that comes from projects that need zoning adjustments to allow for more height.

The West Loop is seeing quite a bit of development, though with this property being east of the Kennedy expressway it might be intended to serve the Loop market moreso than the trendy boutique scene emerging on Randolph Street west of the expressway. Similar multi-flag hotel projects are beginning to catch on in the city, with the River North tri-hotel opening last year featuring three brands (Aloft, Fairfield, and Hyatt Place), and the recently-announced Hyatt Place/Hyatt House development on Rush Street.
