Given the square footage of the lot, I don't think this would be a mid rise. Looks like it could possibly yield something close to 13 stories.

East Elmhurst hotel planned alongside LaGuardia revamp

The 126-room hotel is planned for 112-24 Astoria Boulevard in the East Elmhurst neighborhood of Queens. Marx purchased the 16,141-square-foot lot for $5.5 million, according to Crain’s.

Marx told Crain’s that he plans to finish the hotel by 2016, around the same time the planned airport upgrades are slated to take off. That plan, in the process of being arranged by private financiers, aims to rebuild the main terminal by 2021.

“We see the LaGuardia market as underserved, especially in terms of there being really no new-construction hotels there that are up to par with the needs of the modern traveler,” Marx told Crain’s. “That coupled with the huge investment that’s being put into LaGuardia … this development has all the right ingredients for us.”

There is no height limit for buildings in the Special Downtown Brooklyn District (which includes these parcels), so you could get something quite tall on these lots. Although 580,000 SF might end up as 2 towers.

“We think there’s still a lot of room in the market for additional hotels especially brands like Ace that come with a hospitality and nightlife component,” said Tucker Reed, president of the Downtown Brooklyn Partnership.

A hospitality specialist said the location is perfect for an Ace because of its proximity to the Barclays Center.

An active hotel developer, Mr. Gross is a partner in the Ace Hotel New York, at 20 West 29th Street.

GFI and Spruce declined to comment. Ace Hotel’s press office declined to comment saying, “We are looking at a number of new projects including some in New York City, but we don’t have anything to announce quite yet.”

Is there a thread for that building? I'm not familiar with Brooklyn, sorry!

Also the city should just sell extra air rights like the Hudson Yards area to bring this building over 700'

I didn't find a thread for it, but since there's no developer yet, I decided not to make one just yet. It probably won't be long before a proposal is presented.

NURSING HOME BATTLE INTENSIFIES; HEARINGS SET FOR THIS WEEK

Brooklyn Bridge Park's Pier 6 Towers Could Take These Shapes

Revealed: 136-72 Roosevelt Avenue

Tessler lines up $140M financing for NoMad condo project

Glenn Rufrano to convert Wellington into condos

Last month, O’Connor signed a contract to buy the 241,000-square-foot building at 200 East 62nd Street from the California Public Employees’ Retirement System and GID, as The Real Deal reported. Private equity firm the Blackstone Group had financed the deal.

Plans call for residents to begin moving into the converted space by the end of 2015. Current tenants can either purchase their unit or prepare to move out when their lease is up. Rent-stabilized residents will not face eviction, the New York Daily News reported.

One of the largest concentrations of wealth in the world along with a major player when it comes to international buyers. A lot of these projects are also being bought by Americans, in this case, New Yorkers. The international market also has a big role as well. Some of these projects sell out in days. Its incredible.

Plus, incomes here tend to be very high. Alpha ++ !!!

Just build in my opinion and add some shops at ground level. It will help cover up the hideous BQE and add some street life with people.

This sort of reminds of a different park+pier near 55th street on the West side. It has a nice view of the hudson river but the surrounding 1 block radius is hostile to pedestrians. A person has 15 seconds to cross the eyesore of the West Side Highway to get to/from the park and the questionable industrial shops don't help either. Also, there is no ground retail either in those block long vacant(?) buildings.
