Does the podium at the residential site include one or two levels of retail?

It was originally 2 levels of retail plus a mezzanine,
but then Westbank applied to the City to convert the 2nd level and mezzanine to 2 floors of office space
(i.e. the elimination of flagship retail space)

Thanks Officedweller. That's such a letdown. It would be more exciting if more of the project is accessible to the public. A food centre mezzanine above ground retail would be very nice.

I'm quite content with additional office space over additional retail space. Very happy that it isn't extra residential units or residential amenity space.

You can see in my pic above that the 2nd floor ceiling heights aren't big box retail heights. It would have been nice if they had retained high ceilings, but I suppose they could be retail, even with a lower ceiling.

Too bad they can't mitigate the unattractiveness of the building as a whole.

Operable windows are good for occupant comfort. A design that doesn't look good with operable windows, clear glass, blinds, balconies, etc isn't a good design. The sleek mirror-glass skyscraper aesthetic, that SSPers tend to love, is at odds with everything that makes a space habitable, whereas more "pixelated" designs, (ie: 1400 howe, Woodwards) lends itself more easily to practical use.
