Google Maps (at least the app on my phone) has updated imagery of San Francisco. Must have been just before the fire in Mission Bay. All the construction looks pretty sweet.

Catholic Housing & Soup Kitchen 04/27/14

The new highrise that will house Saint Anthony's soup kitchen has reached it's highest point in the Tenderloin - see the grey structure in the foreground. The smoke is compliments of Burger King on Powell Street.

While it's a drastic improvement over the photo I took 23 months ago, I think 38 Dolores really looks bad from this important angle on Market Street that I see more than any other.

San Francisco's population hit 836,620 in 2013 according to population estimates by state officials released yesterday. The city added 10,600 residents and 2,377 new housing units.

San Jose also topped the one million mark (again).

Where can one find all the new city population estimates? Is that information publicly available yet?

If the population increase remains steady then we willl see 1 million in SF in 2030. Unfortunately I suspect that NIMBYism will slow the growth at some point in the next 16 years. I think the next mayoral election will be a big one.

Oh? Kind of like the backlash against Willie Brown after the dot com boom of 1998- 2001 (which was much bigger and inflated property values and rents much higher than they are today) that put Gavin Newsom (one of Willie's best friends and very pro development) into the mayor's office.. for 8 years?

I remember the mood of the city was much more hostile toward the tech industry back then (flyers being passed out telling people to key the cars of tech workers). And pro development/ growth/ height forces still won city wide elections. I think a lot of you are being a little too histrionic. City wide elections favor much more moderation. These activists we hear from are in a very small minority, contained in certain districts and neighborhoods (and many of them probably aren't even legal voting citizens anyway). I posted a couple weeks ago a poll taken by the Chronicle that stated, city wide, 72% of San Franciscans favor the tech industry, and 60% favor tech workers themselves. And most of this new growth and added population is from the tech industry, and they certainly aren't going to vote against their interests. In fact, the voting booth could be the big, silent backlash from the techies toward the activists blocking and throwing up on their tech buses.

One of the keys to SF area population growth has to be increased density in cities just South of SF, e.g. Daily City near the BART station. It can't be the case that density drops at a somewhat arbitrary city limit, with no re-development / densification just south of the border.

Exactly; there is no reason in the world for density or smart urban planning to stop at an arbitrary city limit/border. Towns outside of San Francisco can start building correctly and densifying...especially if they border San Francisco.

The southern portion of the triangular property is zoned for a 400 foot tower and a shorter podium. Zoning along Market Street allows for a 120-foot midrise.

The development is complicated by the fact that the BART tunnel sits below the property. Boas said that the tube would probably necessitate a shorter building —with a shallower foundation —on a portion of the property, but “it gets pretty technical beyond that.” The property could probably accommodate between 500 and 700 housing units. In the current market, the site would probably sell for between $50 million and $70 million.

damn, crescent heights really get it done. it'll be years before this is entitled, but i bet this gang moves as fast as they can on it. it's a triangular lot with lane access, so hopefully there's a commercial wrap the length of svn coming down from market. makes me drool to imagine that intersection in 10 years.
